The place

The valley everyone calls the Golf Valley

Nueva Andalucía is the valley that runs inland from Puerto Banús towards the mountains. Three championship golf courses sit on its floor, which is why almost nobody calls it by its proper name. They call it the Golf Valley.

It is unusual on this coast in that it was not assembled plot by plot. The whole of it was drawn as one thing, presented publicly in May 1964 and approved as a tourist city that year, nine and a half million square metres of farmland between the Río Verde and the Río Guadaiza. The avenues, the golf, the market and the bullring were on the drawing before any of it was built.

This guide sets out how that plan turned into a place, what the valley is like to live in rather than visit, and what the numbers say, including the running costs no official body publishes.

Where exactly it is

Up the valley from the marina

The valley read from the sea inland rather than along the coast, because that is how it works. Puerto Banús sits at the mouth of it, the three courses run up the middle, and the ground climbs to the foot of the mountains. La Quinta is over the western ridge, in Benahavís, reached through here.

There was nothing here

Farmland between two rivers to three championship courses

The same frame of valley, flown twice, seventy years apart. In 1956 it is field boundaries, two river courses and the tracks of a farming estate. The golf arrives between 1968 and 1977 and the shape of the place is settled.

How it came to be

Nine and a half million square metres, drawn as one plan

José Banús reached this coast in 1962 and bought the land between the Río Verde and the Río Guadaiza, roughly nine million square metres of it, which the record describes simply as an agricultural zone. He had spent the fifties putting up housing on the edge of Madrid. What he proposed here was a different order of thing.

On 26 May 1964 he set the whole project out in public: a port, a hotel, a casino, an Andalusian village, a country club, a zone of lakes and villas above them, conceived as a complete city of services with wide avenues, two golf courses and a bullring. The paperwork moved at the speed of the decade. By that October the land was a Centro de Interés Turístico Nacional, and in August 1965 the name went on the national register with the area written out to the square metre: 9,585,692 of them. It went in as Andalucía la Nueva, and an order of 23 April 1969 turned it round.

The decision that shaped the valley most was a decision not to build. Banús had intended towers, enough to house something like twenty thousand comfortable families. The architect he engaged, a Swiss raised Russian called Noldi Schreck who had made his name in Beverly Hills and had just built the beach club at the Marbella Club, argued him towards a low, spread out, village style scheme instead. Everything people like about the valley today, the long low roofs and the space between them, is the residue of that argument.

Banús himself did not end well. The port took his name and the money went the other way, and when he died in 1984 the record notes that his death passed almost unnoticed.

Living here

Built for February as well as August

The school is the anchor. Aloha College was founded in 1982 by six teachers and a group of parents, opened with 210 pupils, and now has more than nine hundred on a 27,000 square metre campus in El Ángel, inside the valley. It was among the first schools in Spain to offer the International Baccalaureate. Forty years in one place is worth more to a family than any view.

The private healthcare is close and unusually well covered. Helicópteros Sanitarios has run a 24 hour home doctor and ambulance service from Puerto Banús since 1988, which means a doctor who comes to the house rather than a waiting room. Quirónsalud Marbella sits on Avenida Severo Ochoa by the fishing port, and Hospital Ochoa on the sea front in town.

Puerto Banús is about five minutes down the hill, San Pedro de Alcántara about ten the other way, and Marbella’s old town about fifteen. Málaga airport is around fifty minutes east and Gibraltar about an hour west. There is no train to Marbella, so a car, or a driver, is part of life here.

The week has a rhythm the beach strip does not. Saturday morning is the market on the Centro Plaza esplanade, on Avenida Manolete, ten until two, the one morning the whole valley is in the same place. The bullring above it stopped taking bullfights and became the Marbella Arena, so the biggest concerts now happen inside a brick drum designed in 1965. The rest of the week the golf clubs carry the social life.

Two numbers both get called “the price” here, and they are kept apart. Registered sale prices are published by postcode only, and 29660 covers Nueva Andalucía together with Puerto Banús, so the deed figure below is the two of them read as one. The asking prices are the valley’s own.

What buyers actually paid

Every figure here is a registered deed price, the amount declared in front of a notary when the sale completed, for postcode 29660. Homes completed this year at a typical €4,739 per square metre, 2 per cent above Marbella as a whole. Houses went for €5,273 over an average 354 square metres, against €4,924 for a Marbella house.

Read the two panels together and the lesson is the usual one: asking prices run over standing stock, which quietly accumulates every overpriced home that never sells, while deeds count only what traded. The gap between them is mostly that selection effect, not a discount waiting to be claimed.

No official body publishes what is available to buy, only what has already sold, so this part comes from our own intelligence. Through our network memberships we see every resale property listed through an agency on this coast, which means we know both what is genuinely on the market in Nueva Andalucía and where the same home is being advertised more than once. This covers resale stock only, not new construction sold directly by developers.

The shape of it tells you the valley is two places at once. Houses on their own plots are the largest single share of what is for sale, the villa country up the sides and around the fairways. Apartments and penthouses together are close behind, because the lower valley was built in low rise blocks and garden communities from the seventies on. Townhouses barely register and there is very little bare land, which is what you would expect of ground drawn once in 1965 with three golf courses on it since 1977.

What it costs to own

The figure nobody official publishes

Every buyer eventually asks what a house here costs to hold, and no public body answers it. We can, because we record it. Across the Nueva Andalucía listings that publish their running costs, the median annual IBI is €1,400 and the median community charge €3,000. Together that is €4,400 a year before utilities, staff, pool and garden.

That sits below Puerto Banús, next door on the same postcode, which runs at €5,052 a year on the same measure, and a little above La Quinta at €4,125. Most of the difference is the community charge rather than the tax. The marina apartments carry concierge, security and shared plant that a villa on its own plot up the valley does not, and the tax bill follows the plot underneath rather than the address on the gate.

It varies more inside this area than almost anywhere on the coast, because the valley holds both kinds of home. A house beside a fairway and a two bedroom flat five minutes below it are both Nueva Andalucía, and their annual figures are not in the same range. Ask for the numbers on the actual property before you make an offer.

The useful comparison is not price, it is what the day looks like. The Golden Mile puts you on the beach and charges for it. Banús puts you in the middle of the noise. La Quinta trades ten minutes of driving for height and quiet. Nueva Andalucía behaves like a town, with the beach five minutes away rather than underfoot. Which is right depends on how you plan to use the house.

Three buyers, and what Nueva Andalucía gives each of them

The year-round home.

This is what the valley is best at. A school with forty years behind it, a market every Saturday, three golf clubs with real memberships, and a supermarket run you can do without joining the coast road. February works here, which is the only test that matters.

The holiday home.

Puerto Banús is five minutes down the hill and the valley is quiet when you come back up it. For anyone who has owned on the marina and found August too loud, this is usually the answer, on the same postcode.

The long hold.

The boundary was drawn once, in 1965, and written out to the square metre. The golf courses hold a great deal of the valley floor and are not going anywhere, so what is left is infill and replacement rather than expansion.

Why is Nueva Andalucía called the Golf Valley?

Because three championship courses sit on the floor of it: Las Brisas, opened in 1968 to a Robert Trent Jones design, Aloha, opened in October 1975 and the last course Javier Arana designed, and Los Naranjos, opened in 1977 and named for the orange grove it was built on. The nickname is informal, but Avenida Valle del Golf is on the official street register and the town runs a viewpoint called the Mirador del Valle del Golf.

Is Nueva Andalucía the same as Puerto Banús?

No, although they share the postcode 29660 and were drawn on the same plan by the same hand in the 1960s. Puerto Banús is the marina and the strip around it, at the mouth of the valley. Nueva Andalucía is the valley behind and above. Five minutes apart, and nothing alike.

How far is Nueva Andalucía from the beach?

About five minutes by car to the beaches either side of Puerto Banús. The valley itself has no sea frontage. It begins behind the coast road and climbs from there, which is why it is quiet and why so much of it looks back down to the water.

What type of property for sale in Nueva Andalucía is most common?
