Villa | Nueva Andalucía
Asking prices across the agency networks we track, as at 30 July 2026. Bars span the middle half of each peer group; the line marks the median. The first bar covers apartments and houses together, so a house will often sit high on it.
These are the averages across ALL houses in Nueva Andalucia that disclose a figure, not this property alone. Where a bill for this one is on file it is shown against that range so you can see where it sits. Bills follow the rateable value and the community budget, so two neighbours can differ; we will get you the actual figures before you commit.
Registered sale prices across Marbella, October 2025 to April 2026. Real money paid and recorded, not asking prices. The deed count is a measure of our coverage of the register, not of how many homes sold, and deeds register some months after the sale, so this is one pooled figure for the whole window rather than a monthly line.
Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.
About this property
Villa View occupies an elevated plot in Nueva Andalucía, one of Marbella’s most established residential districts, and takes its name honestly. Renovated throughout in 2024, the five bedroom villa is arranged over three levels and built around a Scandinavian sensibility that favours clean lines, natural materials and generous light. From its upper terraces the outlook runs from La Concha mountain in the east across to Gibraltar in the west, with the sea filling the space between. The result is a contemporary home that reads as calm and considered, set in a location within walking distance of local amenities.
The layout separates private and social space across the three levels. On the ground floor a warm living area centred on a fireplace sits alongside two guest bedrooms and two bathrooms, one en suite, with the main bedroom suite opening directly onto its own terrace and the mountain and sea view beyond. The upper level is given over to daily living: an open plan kitchen, dining area and lounge connected by pocket door openings that fold back to remove the boundary between inside and out, overlooking the panoramic outlook that gives the house its name. Wood carpentry and natural stone run consistently through the interior, giving it a settled, tactile quality. The lower level is set aside for guests, with two further bedrooms and a dedicated zone opening onto the pool and gym.
Outdoor living is treated as seriously as the interior. The upper terrace carries a jacuzzi positioned to make the most of the view, while the pool below is finished as an infinity edge, appearing to run into the landscape beyond. A separate outdoor kitchen and barbecue area sit alongside covered lounge space, and a dedicated outdoor gym has been built for year round use. A private laundry room keeps the practical side of the household away from the entertaining areas. Across the three levels, terraces are positioned to catch the changing light through the day, working as well for a quiet morning coffee as for evening entertaining.
Nueva Andalucía is one of Marbella’s most settled addresses, built around its golf courses and a short drive from Puerto Banús. Las Brisas, Los Naranjos and Aloha golf clubs are all close by, and the area’s infrastructure has matured over decades rather than being newly built. The villa itself is fitted with double glazing and an alarm system, and comes with private car port parking, practical details that matter once a house is lived in day to day.
Villa View suits a buyer who wants a genuinely modern villa without sacrificing the convenience of an established neighbourhood, whether as a permanent home, a second residence or an investment. The property holds a rental license and has a proven rental history, giving it a flexibility that suits owners who may only use it part of the year. Its position near Puerto Banús and the area’s golf clubs suits both families and a lock up and leave lifestyle.

Why is Nueva Andalucía called the Golf Valley?
Because three championship courses sit on the floor of it: Las Brisas, opened in 1968 to a Robert Trent Jones design, Aloha, opened in October 1975 and the last course Javier Arana designed, and Los Naranjos, opened in 1977 and named for the orange grove it was built on. The nickname is informal, but Avenida Valle del Golf is on the official street register and the town runs a viewpoint called the Mirador del Valle del Golf.
Is Nueva Andalucía the same as Puerto Banús?
No, although they share the postcode 29660 and were drawn on the same plan by the same hand in the 1960s. Puerto Banús is the marina and the strip around it, at the mouth of the valley. Nueva Andalucía is the valley behind and above. Five minutes apart, and nothing alike.
How far is Nueva Andalucía from the beach?
About five minutes by car to the beaches either side of Puerto Banús. The valley itself has no sea frontage. It begins behind the coast road and climbs from there, which is why it is quiet and why so much of it looks back down to the water.
