Registered sale prices across Marbella, October 2025 to April 2026. Real money paid and recorded, not asking prices. The deed count is a measure of our coverage of the register, not of how many homes sold, and deeds register some months after the sale, so this is one pooled figure for the whole window rather than a monthly line.

Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.

About this property

Villa Los Arcos is a licensed plot with a fully resolved villa project in Nueva Andalucia, offering a buyer the rare middle ground between an empty site and somebody else’s finished house. The plot extends to 2,273 square metres with a design in place for a residence of 1,038 square metres, planned around six bedroom suites with the flexibility to become eight, and the building licence already secured, which in this municipality represents a significant saving in time.

The architecture is defined by structure rather than ornament, symmetry, considered proportion and a rhythm of repeated arches that give the house its identity. The entrance is set on a single axis that runs straight through the home to the garden, aligning interior and exterior in one view. Inside, a double height living space framed by full scale glazing draws light from both sides, with the kitchen, dining and lounge arranged openly around a central island. Six en suite bedrooms are planned across the upper levels, while the lower level remains deliberately flexible, ready to be defined as additional suites, wellness space or entertainment rooms according to the owner’s brief. Parking is planned for seven cars.

The garden design is proportioned to the architecture. A long pool runs parallel to the main living rooms, with 323 square metres of terracing stepping between covered and open areas, a lawn, and a pavilion that serves as a second outdoor living room. The south east orientation gives the pool terraces sun through the core of the day.

Nueva Andalucia remains the most balanced address in Marbella, golf, international schools and daily infrastructure within minutes, with enough distance from the centre to stay genuinely residential. The surrounding streets are established and quiet, and finished contemporary villas in this pocket trade at levels that make the arithmetic of building here compelling.

Villa Los Arcos suits a buyer who wants a new villa shaped to their own finish choices without the licensing wait, and equally a developer looking for a resolved project in a proven location:

Beach: 10 minutes
International schools: 6 minutes
Puerto Banus: 7 minutes
Marbella centre: 15 minutes
Malaga Airport: 45 minutes
Restaurants and shopping: 5 minutes

Why is Nueva Andalucía called the Golf Valley?

Because three championship courses sit on the floor of it: Las Brisas, opened in 1968 to a Robert Trent Jones design, Aloha, opened in October 1975 and the last course Javier Arana designed, and Los Naranjos, opened in 1977 and named for the orange grove it was built on. The nickname is informal, but Avenida Valle del Golf is on the official street register and the town runs a viewpoint called the Mirador del Valle del Golf.

Is Nueva Andalucía the same as Puerto Banús?

No, although they share the postcode 29660 and were drawn on the same plan by the same hand in the 1960s. Puerto Banús is the marina and the strip around it, at the mouth of the valley. Nueva Andalucía is the valley behind and above. Five minutes apart, and nothing alike.

How far is Nueva Andalucía from the beach?

About five minutes by car to the beaches either side of Puerto Banús. The valley itself has no sea frontage. It begins behind the coast road and climbs from there, which is why it is quiet and why so much of it looks back down to the water.
