Asking prices across the agency networks we track, as at 30 July 2026. Bars span the middle half of each peer group; the line marks the median. The first bar covers apartments and houses together, so a house will often sit high on it.

Community fees €3,924 this property, a year · most comparable homes pay €2,220 to €7,200

These are the averages across ALL apartments in Nueva Andalucia that disclose a figure, not this property alone. Where a bill for this one is on file it is shown against that range so you can see where it sits. Bills follow the rateable value and the community budget, so two neighbours can differ; we will get you the actual figures before you commit.

Registered sale prices across Marbella, October 2025 to April 2026. Real money paid and recorded, not asking prices. The deed count is a measure of our coverage of the register, not of how many homes sold, and deeds register some months after the sale, so this is one pooled figure for the whole window rather than a monthly line.

Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.

About this property

Set within an exclusive gated community in La Cerquilla, one of the most established residential pockets of Nueva Andalucia, this high quality apartment enjoys panoramic outlooks across the Mediterranean and the surrounding mountains. The neighbourhood sits at the heart of the area often referred to as Golf Valley, ringed by Los Naranjos Golf, Aloha Golf and Las Brisas Golf, which accounts for much of its enduring appeal among both permanent residents and seasonal owners.

The apartment is arranged as a modern open plan layout across a single level, with three bedrooms and three bathrooms finished to a consistently high standard. Living, dining and kitchen areas flow into one another rather than being partitioned, creating a bright and sociable core to the home, while underfloor heating runs throughout and a separate laundry room keeps day to day practicalities out of the main living space. The scale suits both full time occupation and comfortable hosting, with the bedroom count and matching bathroom provision working equally well for families and for guests.

Outdoor living is a defining feature. The property has its own private pool, unusual at apartment level, alongside an outdoor kitchen that makes the terrace a genuine extension of the interior rather than an afterthought. The generous terrace captures the panoramic sea and mountain views that give the apartment its character, and the orientation allows the space to be used comfortably through much of the year.

Practical provision is thorough. Parking sits in a private garage with an accompanying storage unit, and a lift runs directly from garage level up to the apartment, a detail that materially improves everyday convenience. Beyond the private amenities, the wider community offers a communal pool and a gym, and the gated setting provides the security and calm that buyers in this part of Nueva Andalucia consistently look for.

This apartment will suit a buyer seeking a low maintenance permanent residence, a well specified holiday base, or an investment in an established Nueva Andalucia community, with the private pool, direct lift access and golf proximity setting it apart from the wider apartment market in the area.

Why is Nueva Andalucía called the Golf Valley?

Because three championship courses sit on the floor of it: Las Brisas, opened in 1968 to a Robert Trent Jones design, Aloha, opened in October 1975 and the last course Javier Arana designed, and Los Naranjos, opened in 1977 and named for the orange grove it was built on. The nickname is informal, but Avenida Valle del Golf is on the official street register and the town runs a viewpoint called the Mirador del Valle del Golf.

Is Nueva Andalucía the same as Puerto Banús?

No, although they share the postcode 29660 and were drawn on the same plan by the same hand in the 1960s. Puerto Banús is the marina and the strip around it, at the mouth of the valley. Nueva Andalucía is the valley behind and above. Five minutes apart, and nothing alike.

How far is Nueva Andalucía from the beach?

About five minutes by car to the beaches either side of Puerto Banús. The valley itself has no sea frontage. It begins behind the coast road and climbs from there, which is why it is quiet and why so much of it looks back down to the water.
