The place
A village built around a harbour, not a harbour with a village added
Puerto Banús is a working marina with a neighbourhood built around it. Nine hundred and fifteen berths sit in fifteen hectares of sheltered water, the quays run three sides of that water, and the apartment blocks step back towards the coast road. There is a beach on each side of the harbour mouth.
It is the most looked at address on this coast and the least accurately described, because almost everything written about it describes one evening in August. What a buyer needs is the other eleven months, and those are a dense, low rise, walkable place where the car can stay where it is for days.
The stock is different too. This is an address of apartments and penthouses rather than villas on plots, and the Catastro dates the blocks around the water between 1965 and 2002. Nothing is left between the sea and the motorway, so what you buy into is finished.

Where exactly it is
Halfway between Guadalmina and the Golden Mile
The coast read west to east, with the harbour in the middle. Puerto Banús sits almost exactly halfway between Guadalmina and the middle of the Golden Mile, with San Pedro de Alcántara the next town west, Nueva Andalucía immediately inland behind the coast road, and Puente Romano the first landmark east.

There was nothing here
An unbroken shoreline, and then a harbour
The same stretch of coast, flown twice, seventy years apart. In 1956 the shoreline runs unbroken between the two river mouths. The harbour is the one thing here that was not there at all.

How it came to be
Filed as Puerto Ángel, opened as an Andalusian village
The port did not begin with the name it carries. The regional archive in Málaga holds the original file under the title puerto turístico de Andalucía la Nueva, Puerto Ángel, and notes that the name was later replaced by the promoter’s. The concession came from the Jefatura de Costas between 1964 and 1966, the Ministry of Public Works signed the order authorising construction in Madrid on 12 September 1967, and the work was carried out by a Spanish company in partnership with a marine contractor from Nice.
José Banús Masdeu was already at work on the valley behind, building it as Nueva Andalucía, and the archive holds a 1970 site plan showing the urbanisation and the harbour drawn as one thing. The port was the valley’s front door rather than a later addition to it, which is why the two still trade as one market and share a postcode.
The design decision is the one that still governs the place. Banús brought in Noldi Schreck, an architect who had worked on Beverly Hills and had already built at the Marbella Club, and Schreck argued for a Mediterranean village in Andalusian style instead of a line of towers on the water. Low white buildings, arcades, and a quayside you can walk from end to end. Plenty of what came afterwards on this coast went higher, and that is the comparison which has aged worst.
It opened in May 1970, and later the same year Banús held a party for seventeen hundred people. The guest list is on the record: the then Prince and Princess of Spain, Prince Rainier and Grace of Monaco, Roman Polanski, and a young Julio Iglesias hired to sing. Fifty years on, Andalusia’s public broadcaster still called it one of the most important marinas in the world.

Living here
The address where you can stop driving
The strongest argument for Puerto Banús is the one nobody puts in the photographs: you can put the car away. The shops, the supermarkets, the restaurants and the water are inside a short walk of almost every block around the harbour. On the hillsides behind, every errand is a drive. Here most are not.
The coastal path is continuous through the port, and it is worth knowing how. The regional route runs down the western quay, around the head of the harbour and back up the eastern one, so walkers go through the marina rather than past it. East it crosses the Río Verde on a footbridge and carries on into Marbella; west it crosses the Guadaiza to San Pedro, a link finished in March 2011.
There is a beach on each side of the harbour mouth and the council catalogues them separately: Nueva Andalucía to the west at Avenida de Lola Flores, and Puerto Banús to the east at Avenida de las Naciones Unidas, the one usually called Levante. One detail gets muddled constantly. For 2026 the marina holds a Blue Flag and the beach on its eastern side does not, having held one in 2025. Two separate awards, and not interchangeable.
The coast road at the door is the A-7, the free dual carriageway that used to be the N-340. The AP-7 toll road is a different road, inland, with no Puerto Banús junction: the nearest accesses are San Pedro de Alcántara west and Marbella east. There is no train to Marbella. Málaga airport is roughly fifty minutes east in ordinary traffic.

Schools
Aloha College is up the valley in Nueva Andalucía, a few minutes by car; Swans International and the British International School of Marbella are on the Golden Mile hillside, about ten minutes east.
Healthcare
Helicópteros Sanitarios has run its 24 hour home doctor service and its hospital from Puerto Banús since it was founded in 1988. Quirónsalud Marbella, Hospital Ochoa and HC Marbella are a short drive east.
Getting about
The A-7 at the door, no AP-7 junction here, no train to Marbella, roughly fifty minutes to the airport. Inside the neighbourhood, a car is mostly optional.

What is asked, and what was paid
Two numbers both get called “the price” here, and they are kept apart. Registered sale prices are only published by postcode, and 29660 covers Puerto Banús together with the whole of Nueva Andalucía behind it, so the deed figure below is a shared one and reads lower than the port’s own frontage would alone. The asking prices are Puerto Banús’s own.

What buyers actually paid
Registered sale prices are only published by postcode, and postcode 29660 covers Puerto Banús together with Nueva Andalucía. So the deed figure below is for the whole district rather than for Puerto Banús alone. Across it, homes completed this year at a typical €4,739 per square metre, 2 per cent above Marbella as a whole. Houses went for €5,273 over an average 354 square metres, against €4,924 for a house in Marbella as a whole.
Read the two panels together and the lesson is the usual one: asking prices run over standing stock, which quietly accumulates every overpriced home that never sells, while deeds count only what traded. The gap between them is mostly that selection effect, not a discount waiting to be claimed.

What it costs to own
The figure nobody official publishes
Every buyer eventually asks what a home here costs to hold, and no public body answers it. We can, because we record it. Across the Puerto Banús listings that publish their running costs, the median annual property tax, the IBI, is €1,572 and the median community charge €3,480. Together, €5,052 a year before utilities.
The community charge is the larger half, and that is the thing to understand before you make an offer. You are buying into a block, not onto a plot, and the block carries lifts, gardens, pools, porters and often direct frontage onto a beach or a quay. Nueva Andalucía behind runs at €4,400 a year on the same measure, and San Pedro de Alcántara at €2,494. The Golden Mile, where the plots are larger and the tax bill follows the land, runs at €6,967.
None of that is a reason to hesitate. It is a reason to read the community accounts before you sign rather than after, and to have the number in front of you when a seller’s agent tells you the fees are modest.

Read the table carefully, because Puerto Banús sells apartments and most of its neighbours sell houses, and the two do not measure the same way per square metre. What matters more is how you intend to use the place. If the car is going to stay parked, this is the address. If not, one of the others probably is, and that is a conversation rather than a table.

Three buyers, and what Puerto Banús gives each of them
The lock up and leave.
This is what the address is built for. A flat, a lift, a concierge and everything you need inside a walk of the front door, so the place looks after itself between visits and no garden is waiting for you when you land.
The home used often.
Short flights, a door that locks behind you, and a neighbourhood open in January as well as August. People who use a place six or eight times a year tend to end up down here rather than up a hill, because nothing about the visit needs planning.
The long hold.
The port is finished and the ground around it is spoken for. The Catastro dates the blocks between 1965 and 2002, and nothing is left between the water and the coast road, so what exists is what there will be.

Is Puerto Banús a good place to live all year, or only in summer?
All year, and that is its real advantage over the hillsides. The shops, the restaurants and the water are within a walk of most blocks, and enough stays open through the winter that daily life does not require a car. What changes between February and August is how busy the quays are.
How many berths does Puerto Banús have?
915, in fifteen hectares of sheltered water, for vessels up to fifty metres, on the marina’s own published figures. A berth is a separate arrangement from a home and does not come with an apartment unless the sale specifically includes it, which is worth confirming in writing.
What type of property for sale in Puerto Banús is most common?
Apartments, by a wide margin. Of the 737 resale properties currently listed here, 456 are apartments and 109 are penthouses, with only 63 houses and 15 townhouses. Anyone looking for a house on a plot should be looking in Nueva Andalucía behind it.

Not for 2026. The marina holds a Blue Flag for 2026, awarded by ADEAC, while the beach on its eastern side, Puerto Banús-Levante, held one in 2025 and does not this season. The two awards are separate and are often reported as one. Marbella holds eight beach flags and two marina flags for 2026.
