Villa | Las Brisas | Marbella
Asking prices across the agency networks we track, as at 30 July 2026. Bars span the middle half of each peer group; the line marks the median. The first bar covers apartments and houses together, so a house will often sit high on it.
These are the averages across ALL houses in Nueva Andalucia that disclose a figure, not this property alone. Where a bill for this one is on file it is shown against that range so you can see where it sits. Bills follow the rateable value and the community budget, so two neighbours can differ; we will get you the actual figures before you commit.
Registered sale prices across Marbella, October 2025 to April 2026. Real money paid and recorded, not asking prices. The deed count is a measure of our coverage of the register, not of how many homes sold, and deeds register some months after the sale, so this is one pooled figure for the whole window rather than a monthly line.
Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.

About this property
A villa arranged over four levels, every one of them above ground, so that light and view reach parts of the house that would usually be buried.
Las Brisas sits at the centre of the Golf Valley, laid out from the late 1960s around the Robert Trent Jones course that gave the urbanisation its name. It is one of the few addresses in Nueva Andalucia where the original generosity of plot survives intact. The streets are wide and quiet, the gardens are decades old, and the mountains close the view to the north while the valley opens south towards the sea. What strikes you on arrival is how settled it feels, a neighbourhood rather than a scheme.
The house takes that setting seriously. Rather than pushing accommodation underground, the architecture stacks four full storeys against the slope, each with its own outlook and its own terrace. Glazing runs floor to ceiling across the principal elevations and the plan turns south west, which gives long afternoons of light through the living spaces and sunset over the terraces.
The reception rooms are organised around an open plan kitchen finished in marble, with dining and sitting areas that read as one space and open directly onto the terrace and garden. Six bedrooms are all en suite. The principal suite has its own private terrace, a walk in dressing room and a bathroom of unusual proportion.
Wellness and entertaining are built into the house rather than added to it. There is a spa with sauna and hammam, a gym, a games room, a bar and a wine display, and on the roof a jacuzzi set out with the whole valley in front of it. A lift connects every floor. Underfloor heating, smart home control and solar technology sit quietly behind the finishes, and the house carries an A plus energy rating, the sort of specification that dates well.
Outside, mature gardens wrap the pool and the terraces are broken into distinct places to eat, sit and entertain, none of them borrowed from another.
Parking is private, with space for four cars.

Why is Nueva Andalucía called the Golf Valley?
Because three championship courses sit on the floor of it: Las Brisas, opened in 1968 to a Robert Trent Jones design, Aloha, opened in October 1975 and the last course Javier Arana designed, and Los Naranjos, opened in 1977 and named for the orange grove it was built on. The nickname is informal, but Avenida Valle del Golf is on the official street register and the town runs a viewpoint called the Mirador del Valle del Golf.
Is Nueva Andalucía the same as Puerto Banús?
No, although they share the postcode 29660 and were drawn on the same plan by the same hand in the 1960s. Puerto Banús is the marina and the strip around it, at the mouth of the valley. Nueva Andalucía is the valley behind and above. Five minutes apart, and nothing alike.
How far is Nueva Andalucía from the beach?
About five minutes by car to the beaches either side of Puerto Banús. The valley itself has no sea frontage. It begins behind the coast road and climbs from there, which is why it is quiet and why so much of it looks back down to the water.
