Villa | La Cerquilla | Marbella
Asking prices across the agency networks we track, as at 30 July 2026. Bars span the middle half of each peer group; the line marks the median. The first bar covers apartments and houses together, so a house will often sit high on it.
These are the averages across ALL houses in Nueva Andalucia that disclose a figure, not this property alone. Where a bill for this one is on file it is shown against that range so you can see where it sits. Bills follow the rateable value and the community budget, so two neighbours can differ; we will get you the actual figures before you commit.
Registered sale prices across Marbella, October 2025 to April 2026. Real money paid and recorded, not asking prices. The deed count is a measure of our coverage of the register, not of how many homes sold, and deeds register some months after the sale, so this is one pooled figure for the whole window rather than a monthly line.
Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.

Straight-line distances, which on this coast are always shorter than the drive. Places data from OpenStreetMap contributors, with the international schools picked by us, because the map data alone does not distinguish them.
About this property
Frontline golf, on a plot where the fairway does the work that a garden wall usually has to.
La Cerquilla is the quiet enclave at the top of the Golf Valley, laid out around the Los Naranjos course and bordered by Las Brisas and Aloha. The houses here sit on large plots behind hedges rather than gates, and the streets carry almost no through traffic. It has always been a family address rather than a showpiece one, which is why so few of its houses come up.
The villa is arranged over two levels, and the ground floor is calibrated for movement rather than display. Kitchen, dining and two separate living areas work as distinct zones that connect without corridors, and every one of them opens to the terrace, so the house lives outward towards the golf.
Bedrooms are handled the same way. Guest accommodation is integrated rather than tacked on, and there is a separate guest house for visitors who want their own front door.
A home office sits away from the reception rooms. Below, a gym and sauna make staying in a reasonable proposition, with a steam room alongside.
The garden is private and mature, with a pool, a jacuzzi and a gazebo set against the open fairways, and enough planting on the boundaries that the golf is a view rather than an audience.
The house is presented in excellent condition throughout.

Nueva Andalucia
Property for sale in Nueva Andalucía, Marbella: villas, apartments and penthouses across the Golf Valley behind Puerto Banús, with asking prices by type, running costs, official deed prices for postcode 29660, and how José Banús drew nine million square metres of farmland into a town.

Why is Nueva Andalucía called the Golf Valley?
Because three championship courses sit on the floor of it: Las Brisas, opened in 1968 to a Robert Trent Jones design, Aloha, opened in October 1975 and the last course Javier Arana designed, and Los Naranjos, opened in 1977 and named for the orange grove it was built on. The nickname is informal, but Avenida Valle del Golf is on the official street register and the town runs a viewpoint called the Mirador del Valle del Golf.
Is Nueva Andalucía the same as Puerto Banús?
No, although they share the postcode 29660 and were drawn on the same plan by the same hand in the 1960s. Puerto Banús is the marina and the strip around it, at the mouth of the valley. Nueva Andalucía is the valley behind and above. Five minutes apart, and nothing alike.
How far is Nueva Andalucía from the beach?
About five minutes by car to the beaches either side of Puerto Banús. The valley itself has no sea frontage. It begins behind the coast road and climbs from there, which is why it is quiet and why so much of it looks back down to the water.
