There are addresses, and then there is the Golden Mile. This is where modern Marbella was born, and more than seventy years on it remains the name international buyers reach for first.
What follows sets out what the Golden Mile actually is, how it grew from a single hotel into the most tightly held corridor on the coast, and who it tends to suit.
This is not a sales brochure. There are schools and hospitals in here alongside the beach clubs, an honest word on the things worth knowing, and figures we rebuild every quarter rather than numbers written once and left.
We are not in the business of selling you a postcode. We are here to help you buy the right home on it, with the legal and urbanistic homework done properly before you sign anything.

Where exactly it is
Four kilometres of coast, and the hill behind it
The Golden Mile runs west from Marbella’s old town toward Puerto Banús, with the hillside climbing behind it toward La Concha. The old N-340 splits the two: beachside below, hillside above. Each hillside address has its own guide in this series.

There was nothing here
The same four kilometres of coast, photographed sixty-eight years apart from the same point in the sky. In 1956 this was farmland with a dirt road along the shore and the Marbella Club two years old. The land ran out long before the demand did, and that is the whole of the Golden Mile’s pricing story, in two pictures.

Heritage
Where the legend began
In 1947 Prince Alfonso von Hohenlohe stopped for a picnic on a quiet run of Andalusian coast and liked it enough to buy a vineyard between Marbella and what is now Puerto Banús. The price, the story goes, was 150,000 pesetas.
In 1954 he opened the Marbella Club on that land, and within a decade had turned a modest fishing town into the summer address of European aristocracy and Hollywood. That single hotel is the reason any of this exists.
For years the mile was almost literal, the short ribbon anchored by the Marbella Club and, from the late 1970s, the Puente Romano beside it. As the beach filled, demand climbed the hillside behind, and Sierra Blanca, Cascada de Camoján and Nagüeles all grew out of the same name.

In its golden years the Club drew royalty and film stars, long before the coast had an airport to match.
Living here
Owners end up here for more of the year than they planned
Marbella has the highest concentration of international schools on the Costa del Sol, and several of the best sit on or beside the Golden Mile itself. The British International School of Marbella is in Nagüeles, genuinely on the Golden Mile hillside, and Swans International is just above it in Sierra Blanca, with Aloha College ten minutes west in Nueva Andalucía. Most follow a British curriculum, often with the International Baccalaureate in the sixth form. Places at the most established schools go quickly and some run waiting lists, so the conversation is worth starting early, ideally before you fix on a home.
One quiet reason the address suits year-round living, and older owners in particular, is that the private healthcare is genuinely good and genuinely close. Quirónsalud Marbella has an English-speaking international unit and a paediatric emergency department, Hospital Ochoa is a long-established private clinic and hospital on the Paseo Marítimo, HC Marbella is by Puerto Banús, and Helicópteros Sanitarios has run a 24 hour private home-doctor and ambulance service from Puerto Banús since 1988. The main public hospital, Hospital Costa del Sol, is east of Marbella. Between them you have emergency cover, specialists, imaging and a doctor who will come to the house, without leaving the western Costa del Sol.
Getting around is built for short journeys. The old town and Puerto Banús are each about five minutes by car, the Golf Valley ten, and most of what you need day to day is on the boulevard between them. Many owners walk far more than they drive. Málaga’s airport is about forty minutes east and Gibraltar around an hour west. There is no train to Marbella, so a car, or a driver, is part of life here.
The weather is geography rather than luck. The Sierra Blanca mountains, with La Concha at their centre, curve around the town like a wall and shelter it from the cold northerlies that reach the rest of the coast. The result is a genuine microclimate, a few degrees warmer than its neighbours. Winters are mild enough for lunch outdoors, summers are long and dry, and the shoulder seasons are, for many, the best of it.

What things cost
What is asked, and what was paid
Two numbers both get called “the price” here, and setting them side by side without saying which is which is how a guide contradicts itself. So they are kept apart: what sellers are asking, and what buyers actually signed for. Registered sale prices are published only by postcode, and 29602 covers the Golden Mile together with Nagüeles and the Sierra Blanca hillside, so the deed figure is the district’s rather than the strip’s alone.

What buyers actually paid
Every figure here is a registered deed price, the amount declared in front of a notary when the sale completed, for postcode 29602. Homes completed this year at a typical €5,475 per square metre, 17 per cent above Marbella as a whole. Houses went for €5,125 over an average 410 square metres, against €4,924 for a Marbella house.
Read the two panels together and the lesson is the usual one: asking prices run over standing stock, which quietly accumulates every overpriced home that never sells, while deeds count only what traded. The gap between them is mostly that selection effect, not a discount waiting to be claimed.

No official body publishes what is available to buy, only what has already sold, so this part comes from our own intelligence. Through our network memberships we see every resale property listed through an agency on this coast, which means we know both what is genuinely on the market in the Golden Mile and where the same home is being advertised more than once. This covers resale stock only, not new construction sold directly by developers.
The shape of it follows the geography. Frontline and beachside apartments are the most sought after and the most tightly supplied, and behind them sit beachside villas on generous plots. Above the boulevard the larger private estates of the hillside trade on view, plot and seclusion. And increasingly there is a fourth kind of stock: branded and hotel residences, which have become a market of their own on this stretch and nowhere else on the coast.

What it costs to own
The figure nobody official publishes
No official body publishes what it actually costs to hold a home on this coast. There is no register of community fees and no published table of council tax by neighbourhood. It is the single most common question we are asked and the hardest one to answer from public sources.
We can answer it because we have kept the records, year after year, across the developments we work in. Across the Golden Mile listings that publish their running costs, the median annual property tax, the IBI, is €1,729, and the median community charge is €5,238. Together that is €6,967 a year before utilities, staff, pool and garden.
The hillside above the boulevard is a separate question, and it is worth having both numbers in front of you before you choose between them. Sierra Blanca runs at €9,965 a year on the same measure and Nagüeles at €3,597. On the flat the community charge carries the service that people come to the Golden Mile for, so know the figure before you make an offer rather than after.

Which of them is right comes down to whether you would rather walk to dinner or look down on it from above the boulevard. Beachside space is finite and was finished decades ago; the hillside is where the plots and the views are. That is a conversation worth having before you view anything, not a table.

Three buyers, and what the Golden Mile gives each of them
The year-round home.
You are moving your life here, not just your summers. Schools within a few minutes, genuine healthcare, walkable errands and a real winter community, with the rare bonus that you can walk to both the beach and to dinner. The hillside adds space and privacy for families, minutes from town.
The holiday home.
You want it to feel like a holiday the moment you arrive, and to look after itself while you are away. This is the Golden Mile’s home turf. Hotel-grade amenities on the doorstep, lock-up-and-leave security, and management built for exactly this. Buy near the strip and your social life is arranged before you land.
The long hold.
You are thinking in decades, not weeks. Finite supply and global demand have made this one of Marbella’s most resilient micro-markets, a capital-preservation play first and a yield play second. Prime frontline in particular has behaved like a store of value through more than one cycle.
