These are the averages across ALL houses in Golden Mile that disclose a figure, not this property alone. Where a bill for this one is on file it is shown against that range so you can see where it sits. Bills follow the rateable value and the community budget, so two neighbours can differ; we will get you the actual figures before you commit.

Registered sale prices across Marbella, October 2025 to April 2026. Real money paid and recorded, not asking prices. The deed count is a measure of our coverage of the register, not of how many homes sold, and deeds register some months after the sale, so this is one pooled figure for the whole window rather than a monthly line.

Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.

About this property

Built in 2025 on ground that climbs gently toward La Concha, this villa treats its three floors as three distinct ways of living rather than three levels stacked for convenience, and it rewards a walk through it more than any photograph could.

Marbella Hill Club sits on the lower slopes of La Concha, immediately behind the Golden Mile and within the band of hillside neighbourhoods that also holds Sierra Blanca. The enclave was carved out in the late 1970s as a private cluster of villa plots and low apartment blocks, planned around space rather than density, and that founding restraint still shapes it. Around fifty plots sit among mature gardens on a gradient that lifts each one a little higher than the road beneath it, so a modest change in elevation buys a view worth having. Decades on, it feels lived in rather than marketed, close enough to Puerto Banus and Marbella town to reach either in minutes, private enough that neither intrudes.

The villa faces southwest, so the principal rooms and the main terrace track the sun through the useful part of the day, from breakfast light on the lower pool deck to a long golden hour above before dusk. Floor to ceiling glazing keeps the interior in constant conversation with the garden and the coastline beyond it, and the stone and glass exterior reads as calm rather than austere, the kind of facade that ages well instead of dating quickly.

The main level runs as one open space for living, dining and cooking, opened fully to a broad terrace, with a separate closed kitchen behind it so the show kitchen never doubles as a working one. Two further bedrooms with their own bathrooms sit on this floor, useful for guests who would rather not climb stairs. Upstairs, the principal suite has its own dressing room, a private terrace with the widest view in the building, and a home office beside a further guest suite, so the top floor works as a retreat when the rest of the house is full.

The best of the property sits below ground rather than above it. The lower level holds a genuine spa rather than a token gym, built around an indoor heated pool and sauna, with a machine room, a fitted gym, and an entertaining lounge with its own bar, all of it usable in January as readily as August. It makes the villa a house that works through the whole year, and it is the feature that most clearly separates this design from the standard Golden Mile villa.

Outside, a saltwater pool sits within mature, established planting rather than newly laid turf, with covered and uncovered terrace zones for shade and sun through the day.

A private garage covers parking, with additional storage built into the lower level alongside the laundry room.
