Benahavis Property Market Report

The Benahavis property market report is our quarterly analysis of residential transactions, prices, new build against resale and supply in Benahavís, and this Q2 2026 edition draws on the municipal edition of our Golden Triangle report, published on 13 October 2026, with the province edition of 24 September still available.

Q2 2026 sales, first count

The Benahavis property market report is our quarterly reading of the municipality, with every figure drawn from official Spanish registry, notarial and ministry data and read through what we see daily as an agency working in this market. This is the Q2 2026 edition, the municipal edition published on 13 October 2026, covering April to June 2026, and the page always carries the current edition, with every previous quarter archived below and the Q1 2026 edition at its own address.

Benahavis Property Market Report Q2 2026 in a Province Up 7.7%

Málaga province registered 9,387 home sales between April and June 2026, 7.7% more than in the first quarter, while Spain as a whole recorded a fall of 5.7%, and Benahavís, much the smallest of the three towns by volume, had 195 sales in the first count for the second quarter, roughly a fifth of Marbella’s. Spain’s Ministry of Housing and Urban Agenda (MIVAU) settled the first quarter on 1 October at 131, up from the 126 first published, and the second quarter may be revised when it is settled on 16 December.

A Market Measured in Small Numbers

Because Benahavís transacts in small numbers, a single scheme completing can move its quarterly count in the Benahavis property market report considerably, and prices vary so widely between its urbanisations that the municipal figure is a starting point and no guide to any particular home. Between 2004 and the second quarter of 2026 the municipality registered 14,099 transactions, of which 3,617 were new build and 10,482 resale.

Annual volume peaked at 1,127 in 2022 and has fallen in each year since, to 711 in 2025, and the decline has come from both sides, resale falling from 1,002 to 688 while new build fell from 125 to 23, which in our experience reflects how few homes of the right kind are offered for sale, the buyers being present but selective. The first official count for the second quarter, 195 sales, compares with 197 in the same quarter of 2025.

Prices in the Benahavis Property Market Report

On the deeds Benahavís achieved €4,716 per built square metre in the twelve months to the latest refresh of the General Council of Notaries (the Notariado), at an average of €1,007,034 for 214 square metres across 623 registered deeds, the only one of the three towns where the average purchase exceeds €900,000. A purchase in Benahavís averages 28% more than one in Marbella and yet 2% less per built square metre, because the homes are on average 30% larger, which a single price per square metre hides.

For a buyer the spread between urbanisations argues for caution with any asking figure until the specific urbanisation is named, for a seller it is a reason to insist a price is built from genuinely comparable homes and not from the municipal number, and for an investor the town’s series are best read on their own terms rather than against Marbella or Estepona. We set every valuation against the closed sales in the urbanisation rather than against the town figure.

New Build and Resale in the Benahavis Property Market Report

New build accounted for 38 of the 195 transactions in the second quarter of 2026, a share of 19.5% against 6.2% in Marbella and 18.0% in Estepona, which in a town that registered 23 new build sales in all of 2025 looks to us like a scheme completing, so a buyer looking for a new home here finds, in the Benahavis property market report, a market that over the year is still almost entirely resale. New build peaked at 403 registrations in 2006 and ran at 23 in 2025, a fall of 94.3% across the two decades, while resale rose from 95 sales in 2004 to 688 in 2025.

The Micro Markets Inside Benahavis

The micro markets in the Benahavis property market report differ more sharply than in either neighbour, because the municipality is not uniform and its estates operate on very different price levels. Buyers weighing Benahavis against its neighbours should read this alongside our Marbella property market report and Estepona property market report, since the three markets have different constraints and the comparison is where the useful insight sits.

La Zagaleta and El Madroñal

La Zagaleta and El Madroñal are the apex of the market and among the most exclusive addresses in Europe. Sales in the €5 million to €20 million range are routine, and these estates operate almost as a separate market, largely insulated from the conditions affecting the rest of the coast.

La Quinta, Los Arqueros and the village

La Quinta, Los Arqueros and the village are the more accessible end of the municipality, historically popular with British buyers, and the white village itself offers the only genuinely mid market property in Benahavis. The village and the valley below it are also where the smallest number of sales can move a quarterly count most.

Benahavis Beside Marbella and Estepona

Benahavís recorded 195 sales in the second quarter against 921 in Marbella and 766 in Estepona, roughly a fifth of Marbella’s, and the chart in this Benahavis property market report sets the three towns side by side for the second quarter of each year since 2022. It is the smallest of the three by volume and the largest by average purchase, which is why a single scheme completing can move its count.

Outlook to the Year End

Should things continue as they have, we would expect the province to stay within the band it has held for seven quarters rather than break out of it, and in Benahavís, where a single scheme can move a quarter, we would read the town across a full year rather than on one or two quarters. On present evidence we would expect the balance to keep shifting toward resale, which in a town that registered only 23 new build sales in 2025 works in favour of anyone selling a well kept house.

The next test of our own reading falls on 16 December 2026, when MIVAU settles the second quarter of 2026, and the Benahavís count of 195 may be revised, as the first quarter was when it moved from 126 to 131. The chart of homes sold per quarter will then carry a settled bar for the second quarter.

Common questions

Benahavis Property Market Report

How much do homes in Benahavis cost in 2026?

Benahavís deeds stood at €4,716 per built square metre in the twelve months to the latest refresh of the Notariado, at an average purchase of €1,007,034 for 214 square metres, the largest of the three towns. Annual volume has fallen each year since its 2022 peak of 1,127 to 711 in 2025, which in our experience reflects how few homes of the right kind are offered for sale rather than a shortage of buyers.

Where do the Benahavis sales figures for Q2 2026 come from?

Spain’s Ministry of Housing and Urban Agenda (MIVAU) compiles the town by town counts about three months after a quarter closes, and it published the first count for the second quarter of 2026 on 1 October, with Benahavís at 195 sales. Our municipal edition of the Benahavis property market report, published on 13 October 2026, carries that count beside the settled first quarter of 131, and the second quarter is revised when it is settled on 16 December.

How much new build is there in Benahavis?

New build accounted for 38 of the 195 transactions in the second quarter of 2026, a share of 19.5%, which looks to us like a scheme completing in a town that registered 23 new build sales in all of 2025, and registrations fell from 403 in 2006 to 23 in 2025, so a buyer looking for a new home here finds a market that is still almost entirely resale over the year. Over the same period resale rose from 95 sales in 2004 to 688 in 2025.

Is Benahavis more expensive than Marbella?

A purchase in Benahavís averages 28% more than one in Marbella and yet costs 2% less per built square metre on the deeds, because the homes are on average 30% larger, at €4,716 per built square metre against €4,789 in Marbella. The average purchase of €1,007,034 is the only one of the three towns above €900,000.

How often is the Benahavis property market report published?

The Benahavis property market report is published quarterly, in a province edition and a municipal edition, and this page always carries the current edition, with every previous quarter kept exactly as published in the archive above. Each edition stays at its own address, so a figure quoted from an earlier quarter always matches the edition it came from.

Methodology and sources

Where the data comes from

The Benahavis property market report takes registered sales and prices from Registradores de España, the Consejo General del Notariado for deed prices by town and postcode, MIVAU for town counts and valuations, INE for rents and the Bank of Spain for the Euribor.

What the figures count

The Benahavis property market report counts completed registered sales rather than listings or asking prices, and that is why the transaction totals lag the market by roughly a quarter. Municipality wide averages hide real variation between individual urbanisations.

On restatement

Registry figures are revised over time, so a quarter reported in one edition may be restated slightly in a later one. Where editions differ we quote the figure published in the edition under discussion.

Using our figures

Any figure here may be reproduced in editorial work provided it is attributed to JUST Real Estate and names the edition it came from, so a reader can check it against the same source we used. That is the only condition, and there is no permission to request.
