This report covers the residential market in the municipality of Mijas, from the beachside communities of La Cala de Mijas, El Chaparral and Calahonda up to Mijas Pueblo in the foothills of the Sierra de Mijas. It is published quarterly and compiled from completed, registered transactions rather than asking prices or listing counts.

Mijas recorded 3,206 residential transactions in the twelve months to date, at an average declared value of €365,595 and an average of €2,975 per square metre. The average property transacted measured 123 square metres. These figures are drawn from deeds executed before a notary and therefore represent prices actually paid rather than prices sought. Resale property accounted for 79.5% of transactions against 20.5% for new build, transacting at €2,882 and €3,404 per square metre respectively. The premium commanded by newly delivered homes reflects modern specification, energy performance and turnkey condition, though the limited supply of completed units continues to restrict the share of activity they can represent. By property type, apartments represented 82.2% of transactions at €3,047 per square metre, with houses accounting for 17.8% at €2,810. The differential reflects both plot value and the relative scarcity of detached stock within established locations. On the supply side, 1,322 properties in Mijas are currently advertised through the networks we track, at a median asking price of €4,055 per square metre. Supply, development and carrying costs

Supply constraints continue to underpin values. Established prime locations remain largely built out, and licensing timeframes for new schemes have yet to improve meaningfully, which continues to restrict the volume of new homes reaching the market. Where demand remains resilient and quality stock is limited, pricing has held. Holding costs are frequently overlooked in purchase decisions. Across the 687 properties in Mijas that publish both a municipal property tax figure and a community charge, the median annual carrying cost is €26.71 per built square metre. No portal and no official body publishes this figure, and it varies widely between developments with comparable asking prices.

Why asking and achieved differ here. Our asking median runs 26.6% above the achieved figure. That is not a negotiating discount. The stock we track has a median 137 m² against an average 123 m² for what actually transacts, because the networks we hold are weighted towards the upper end of the market.

Outlook

For buyers, current conditions offer greater choice and more constructive negotiating circumstances than were available through the preceding two years. Extended decision-making periods have returned to the market, and well advised purchasers are able to transact without the urgency that characterised earlier phases of the cycle. For sellers, accurate pricing has become materially more important. Properties positioned correctly against genuine comparable evidence continue to attract committed interest, while those carrying optimistic expectations or requiring significant refurbishment are experiencing considerably longer marketing periods. For investors, the underlying fundamentals remain supportive. Structural constraints on new delivery within established prime locations, combined with sustained international demand, continue to underpin values in the segments where genuinely prime stock remains scarce.

Our supply data covers two agency networks. Agencies outside them, private sales and bank stock are not visible to us, so no share-of-market figure is stated. A property leaving our database is not recorded as a sale. Notarial figures are a rolling twelve months, not a full year or a single quarter. The official price index is quality adjusted and reaches Andalucía only, so it cannot give a price per square metre for any municipality. A correction we expect to be making. The municipal figures for the first quarter of 2026 are still flagged provisional by the Ministry, and they look short. Summing every Málaga municipality for that quarter and dividing by the province’s own registered total gives 0.82, below all eighteen settled quarters since 2021, which run from 0.90 to 1.29 with a median of 1.04. On the province’s settled count Málaga fell 10.5 per cent year on year; on the sum of its provisional municipalities it fell 23.0 per cent. We read the difference as an incomplete return rather than a collapse, and we expect these municipal figures to be revised upward when the Ministry settles the quarter.
