This is the Benahavis property market report Q2 2025, our archived edition covering the second quarter of 2025. It formed part of our quarterly analysis of the Benahavis residential market, compiled from official Spanish registry and notarial data.

For the current quarter, see the latest Benahavis property market report. Reading consecutive editions shows direction, which is more useful than any single quarter alone.

A Boutique Market

Benahavis, a smaller and ultra exclusive market nestled in the hills, also experienced growth in early 2025, though on a boutique scale. The municipality recorded around 200 property sales in Q1 2025, up approximately 17 per cent from 171 sales in Q1 2024.

Preliminary figures for the second quarter suggested Benahavis continued to see healthy activity, making the first half of 2025 a positive period overall, particularly compared with a slower 2024. The Benahavis property market report Q2 2025 describes a market that is small by design and strong on its own terms.

Scale Changes Everything

Demand for Benahavis luxury property remained strong, even as volume stayed naturally lower than its coastal neighbours.

The market is heavily influenced by a few high value transactions.

Selling a single ten million euro villa makes a bigger percentage splash here than it would anywhere else on the coast.

Property values in Benahavis are among the highest in Spain. The municipality is famed for its high end real estate: multimillion euro mansions in gated communities such as La Zagaleta and El Madronal, golf resort villas in zones including Los Flamingos, and contemporary homes in areas like Real de La Quinta.

The average price per sale is correspondingly elevated. While a wide range exists, with smaller apartments in parts of Benahavis town selling in the hundreds of thousands, many transactions involve luxury villas well above the €2 to €3 million mark.

Why a Single Sale Moves the Data

This is the point that governs how every figure in this municipality should be read. Because volumes are so low and values so high, price trends in Benahavis do not follow a simple linear pattern.

A quarter containing two or three exceptional sales will show average values leaping. A quarter without them will show the opposite. Neither necessarily indicates any change in the market. Broadly speaking, values have appreciated in line with the regional upscale market, and that trend is more reliable than any single quarter’s average.

The Estate Market

Benahavis contains some of the most expensive addresses in the country. La Zagaleta, often regarded as the pinnacle of exclusivity, routinely sees sales in the €5 million to €20 million range.

A Market Within a Market

The estate market operates almost independently of conditions elsewhere on the coast.

Buyers at this level are largely unaffected by interest rates, transaction volumes or regional averages.

Even as the number of sales stays modest, the total sales volume in euros is significant given the price points.

The presence of these trophy properties is why the municipality’s aggregate statistics need careful handling, and why comparing Benahavis percentages directly against Marbella or Estepona produces misleading conclusions almost every time.

Buyer Demographics

The buyer profile is predominantly foreign and high net worth. This municipality has long been a haven for the wealthy, chosen for estate style properties, seclusion and top tier golf and country club living. The typical buyer is an international millionaire seeking a secluded luxury retreat.

British buyers have historically been very active, given the area’s popularity with UK second home owners, and remain an important group, especially around La Quinta and Los Arqueros. The mix is genuinely global though, with Northern Europeans well represented and a noted presence of Eastern European and Middle Eastern buyers at the very top end.

In recent years, ultra wealthy individuals from the UAE, Saudi Arabia and elsewhere have purchased marquee properties in Benahavis, attracted by the security and exclusivity of its gated communities. Local Spanish demand is minimal, since prices are beyond the reach of most and the area functions primarily as a luxury second home market.

Privacy as the Product

Buyers consistently cite the same three things: security, with most high end communities gated and staffed around the clock, natural beauty, with dramatic mountain and sea views, and the prestige of a Benahavis address.

Many are purchasing for personal use as holiday or part time residences, though some regard Benahavis property as a store of value and long term investment. An interesting development through this period was North American buyers beginning to take note of the municipality, though Americans remained a small fraction of the pool relative to Europeans.

Supply and Why It Cannot Respond

Benahavis is low density and high privacy by design. The terrain is mountainous, plots are large and planning deliberately restricts what can be built. Despite a modest number of sales, the underlying market was active, with a growing number of luxury villas and upscale developments under construction.

The important structural point is that this supply cannot scale. Where Estepona can meet rising demand by building more, Benahavis cannot, and would damage its own proposition by trying. Scarcity here is permanent rather than temporary, which is precisely what buyers are paying for.

The Golf and Country Club Effect

One factor shapes Benahavis demand more than any other single amenity, and it runs through every edition of the Benahavis property market report Q2 2025: golf.

The municipality contains or adjoins a concentration of courses that is unusual even by Costa del Sol standards, and the estates that matter most commercially, La Quinta, Los Arqueros, Los Flamingos and the Real de La Quinta area, are organised around them. For a substantial share of buyers, proximity to a specific course is not a preference but a requirement.

This has two practical effects. It concentrates demand into a small number of locations, which supports values in those pockets well above the municipal average. And it extends the usable season, since golf draws visitors through the shoulder months when a purely beach driven destination would be quiet.

It also explains the buyer mix. Northern European golf buyers, particularly British and Scandinavian, have been the traditional core of the Benahavis market precisely because the golf offer works year round in a way it cannot at home.

What Q2 2025 Meant for Buyers and Sellers

For buyers

Choice was limited and concentrated. Buyers seeking a specific combination of estate, orientation and view often found only a handful of genuine options, and waiting rarely improved the position because replacement stock does not arrive on any predictable schedule.

For sellers

Demand was strong and buyers were clearly willing to pay a premium to secure homes in the area. The risk was the same as always here: with comparable evidence thin, mispricing is easy, and an overpriced Benahavis property does not sell slowly, it sits.

What Q2 2025 Told Us With Hindsight

Read now, this edition reinforces that Benahavis thrives on scarcity and prestige rather than on volume or growth rates. The market momentum through the first half of 2025 further cemented its reputation as a sought after enclave.

That position has held. Later editions show volumes moving around considerably while average values and the character of demand stayed remarkably consistent, which is exactly what the Benahavis property market report Q2 2025 would lead you to expect.

How to Read This Edition

Treat this as the qualitative edition of the Benahavis series. Its value is in describing who buys here and why, rather than in its transaction count, which is small enough that quarter to quarter comparison carries limited information.

If you want the hard numbers on transactions, composition and achieved values, the more recent editions provide considerably better data. If you want to understand what actually drives this market, the buyer and supply analysis here has aged well.

Common questions

Benahavis Property Market Report Q2 2025

How many properties sold in Benahavis in early 2025?

Benahavis recorded around 200 property sales in Q1 2025, up approximately 17 per cent from 171 in Q1 2024, and activity continued at a healthy level through the second quarter.

How much does a villa cost in Benahavis?

Many transactions involve luxury villas well above the €2 to €3 million mark, while La Zagaleta routinely sees sales between €5 million and €20 million. Smaller apartments in parts of Benahavis town sell in the hundreds of thousands.

Why do Benahavis price trends look erratic?

Because volumes are low and values high, so a small number of exceptional sales can move quarterly averages sharply. Price trends here do not follow a simple linear pattern and are better judged over longer periods.

Who buys in La Zagaleta and El Madronal?

Predominantly international high net worth buyers seeking seclusion, security and prestige. British and Northern European buyers have been the traditional core, with growing Middle Eastern and, more recently, North American interest. Local Spanish demand is minimal.
