The Estepona property market report is our quarterly reading of the town, with every figure drawn from official Spanish registry, notarial and ministry data and read through what we see daily as an agency working in this market. This is the Q2 2026 edition, the municipal edition published on 13 October 2026, covering April to June 2026, with the province edition of 24 September still available, and the page always carries the current edition, with every previous quarter archived below and the Q1 2026 edition at its own address.
Estepona Property Market Report Q2 2026 in a Province Up 7.7%
Málaga province registered 9,387 home sales between April and June 2026, 7.7% more than in the first quarter, while Spain as a whole recorded a fall of 5.7%, and Estepona, the second largest of the three towns, registered 766 sales in the first count for the second quarter against 767 a year earlier, after a first quarter that Spain’s Ministry of Housing and Urban Agenda (MIVAU) settled on 1 October at 618 sales, up from the count first published. The municipal edition of this Estepona property market report carries the settled first quarter and the first count for the second quarter side by side.
Figure 01

Estepona homes sold per quarter over the most recent nine quarters, with the first quarter of 2026 settled at 618 and the second quarter first count at 766.
Across 2025 as a whole Estepona registered 3,466 sales, 9.6% more than the 3,163 of 2024, and while the first quarter settled low at 618, the second came in level with a year earlier at 766 against 767, so the town’s count has held where Marbella’s has fallen. Over the twenty two years to 2025 Estepona registered 48,404 residential sales, of which 12,715 were new build.
Prices in the Estepona Property Market Report
On the deeds Estepona achieved €3,514 per built square metre in the twelve months to the latest refresh of the General Council of Notaries (the Notariado), at an average of €438,814 for 125 square metres across 3,183 registered deeds, 27% below Marbella per square metre and on homes that are themselves a quarter smaller. New build carries far more weight in the town’s deed price than it does in Marbella’s, 811 of Estepona’s 3,183 deeds against 449 of Marbella’s 3,909.
New build achieved €3,929 per built square metre against €3,389 for resale, so part of any movement in the town’s average reflects what is being sold as much as what existing homes are worth. Valuers placed Estepona at €3,518 per built square metre in the second quarter against €3,138 a year earlier, a rise of 12.1% from 470 valuations.
With Marbella rising 15.6% over the same period, the gap between the two towns widened on the valuation measure, and Estepona’s valuation now sits level with its own deed price, which in our view points to lenders valuing the town in line with what buyers have paid. The Land Registry recorded €3,347 across the whole province, so Estepona stands above the provincial average as Marbella does.
Four Postcodes in the Estepona Property Market Report
The Town and Its Seafront
The town’s four postcodes sit far closer together than Marbella’s, from €3,366 per built square metre in 29693 to €4,007 in 29689, a spread of 19% against Marbella’s 39%, with 29680, the town and its seafront, at €3,421 across 1,710 deeds and 29688 at €3,542. The choice of postcode therefore moves the price far less here than a few kilometres east, which any Estepona property market report has to allow for, although we would still set every valuation against the closed sales in the street rather than against the postcode figure.

New Build Against Resale in the Estepona Property Market Report
Estepona sold more new build homes than either neighbour in 2025, 888 against 450 in Marbella and 23 in Benahavís, and that shows in its 766 sales for the second quarter of 2026, of which 138 were new build, a share of 18.0% and roughly three times Marbella’s. It is the clearest difference between the two towns in the Estepona property market report and the reason a new build buyer looks west.

Where New Build Still Arrives
Across the twenty two years to 2025 new build peaked at 1,384 sales in 2007 and ran at 888 in 2025, while resale grew from 403 sales in 2004 to 2,578, so the pipeline here has not closed in the way it has in its neighbours. For a buyer that continuing delivery means genuine choice in new build at more budgets than elsewhere in the Golden Triangle, and for a seller of an existing home it means more competition from new stock than a Marbella seller faces.

The Micro Markets Inside Estepona
The micro markets in the Estepona property market report behave very differently from one another, because the municipality stretches roughly 20 kilometres along the coast and the differences between its zones are substantial. Buyers weighing Estepona against its neighbours should read it alongside our Marbella property market report, since the two markets move on different drivers and the comparison is where most of the useful insight sits.
The New Golden Mile
The eastern strip toward Marbella is home to the highest concentration of resort style development and the municipality’s strongest prices. Buyers here are typically choosing Estepona for value while wanting Marbella proximity.
Estepona town and the port
The old town regeneration, the Orchidarium and the marina redevelopment have transformed the centre over the past decade. This is where the resale market has most depth and where year round residents concentrate.
The western developments
The western developments toward Casares are where land availability is greatest and where most of the new apartment pipeline sits. Prices are the most accessible in the municipality and the delivery driven volatility is most pronounced.
Estepona Beside Marbella and Benahavís
Estepona registered 766 sales in the second quarter against 921 in Marbella and 195 in Benahavís, 1,882 across the three towns on the first count, with the settled first quarter at 873, 618 and 131, and the chart below sets the three side by side for the second quarter of each year since 2022. Marbella has the deeper volume, Benahavís the larger average purchase and Estepona the new build, which is why buyers routinely shortlist across all three municipalities before deciding.
Figure 02

Second quarter sales in Marbella, Estepona and Benahavís from 2022 to 2026, with the 2026 figures a first count that MIVAU revises when the quarter is settled on 16 December.
For a buyer the choice is fairly plain, since if new build choice matters most Estepona offers materially more of it, and if absolute prime and privacy matter most Benahavís concentrates it, while the Marbella market is the deepest and most liquid of the three. Buyers weighing the three together can read our Benahavis property market report alongside this one.
Outlook to the Year End
Should things continue as they have, we would expect the province to stay within the band it has held for seven quarters rather than break out of it, and Estepona’s 9.6% growth across 2025 is the figure we would set against a second quarter count that MIVAU may revise upwards when it settles the quarter. Any slowing we would judge across a full year rather than on one or two quarters, and on present evidence we would expect the balance to keep shifting toward resale across the province.
The next test of our own reading falls on 16 December 2026, when MIVAU publishes the third quarter and settles the second, and the Q3 2026 municipal edition of this Estepona property market report on 7 January 2027 will carry both.

Common questions
Estepona Property Market Report
Are Estepona property prices rising in 2026?
Estepona deeds stood at €3,514 per built square metre in the twelve months to the latest refresh of the Notariado, and valuers assessed the town at €3,518 in the second quarter, 12.1% higher than a year earlier. In our experience the town’s continuing new build delivery keeps buyer choice wide, which is why prices per square metre still sit 27% below Marbella’s.
What were the Estepona sales figures for Q2 2026?
Estepona registered 766 sales in the first count for the second quarter of 2026 against 767 a year earlier, and 618 in the first quarter as settled, both published by Spain’s Ministry of Housing and Urban Agenda (MIVAU) on 1 October. Our municipal edition of the Estepona property market report carries those figures on 13 October 2026.
How much of Estepona’s market is new build?
New build made up 138 of Estepona’s 766 sales in the second quarter of 2026, a share of 18.0% that is roughly three times Marbella’s, and the town sold 888 new build homes in 2025 against 450 in Marbella. Over the twenty two years to 2025 new build accounted for 12,715 of the town’s 48,404 residential sales.
Is Estepona cheaper than Marbella?
On the deeds Estepona achieved €3,514 per built square metre against €4,789 in Marbella, 27% lower, on homes that are themselves a quarter smaller, with an average of €438,814 for 125 square metres. Valuers placed Estepona at €3,518 in the second quarter, level with its own deed price.
How often is the Estepona property market report published?
The Estepona property market report is published quarterly, in a province edition and a municipal edition, and this page always carries the current edition, with every previous quarter kept exactly as published in the archive above. Each edition stays at its own address, so a figure quoted from an earlier quarter always matches the edition it came from.
Methodology and sources
Where the data comes from
The Estepona property market report takes registered sales and prices from Registradores de España, the Consejo General del Notariado for deed prices by town and postcode, MIVAU for town counts and valuations, INE for rents and the Bank of Spain for the Euribor.
What the figures count
The Estepona property market report counts completed registered sales rather than listings or asking prices, and that is why the transaction totals lag the market by roughly a quarter. Municipality wide averages hide real variation between individual urbanisations.
On restatement
Registry figures are revised over time, so a quarter reported in one edition may be restated slightly in a later one. Where editions differ we quote the figure published in the edition under discussion.
Using our figures
Any figure here may be reproduced in editorial work provided it is attributed to JUST Real Estate and names the edition it came from, so a reader can check it against the same source we used. That is the only condition, and there is no permission to request.
