Armani Residences Marbella is already emerging as one of the most closely watched upcoming developments on the Costa del Sol, despite no official public launch, brochure or pricing schedule yet being released.
Land clearance has now begun in Nagüeles on what many within the market consider one of Marbella’s strongest remaining development plots, positioned minutes from Puente Romano and the Golden Mile, while benefiting from elevated sea views and a far more residential atmosphere than many surrounding luxury zones.
The project will introduce just 33 residences, an intentionally limited number that immediately places it within Marbella’s ultra-prime bracket.

Why Nagüeles is entering a new phase
For years, Nagüeles has existed slightly outside Marbella’s international spotlight, despite arguably offering one of the strongest residential positions anywhere on the Golden Mile.
Its appeal has always been understated rather than overtly commercial. Elevated plots, mature greenery, proximity to Puente Romano, rapid access into Marbella centre and Puerto Banús, and significantly lower density than beachfront zones have made it highly attractive to those already familiar with the market.
The arrival of an Armani-branded project fundamentally alters how international buyers will perceive the area. Suddenly, Nagüeles moves from being considered a “secondary Golden Mile location” into direct competition with Marbella’s most recognised luxury enclaves.
Managing Partner James Evans notes, “Nagüeles has quietly been one of the best-positioned residential areas in Marbella for years. Buyers who already understood the market recognised that long ago. Projects like this simply accelerate wider international recognition.”

The structure of the Armani Residences concept
The development is expected to comprise only 33 residences, all designed as duplex homes rather than conventional apartment formats. The configuration follows a structure that has already proven highly successful within Marbella’s branded residence market.
Ground-floor duplexes will combine main living levels with extensive basement areas, creating villa-style living environments while retaining apartment convenience and security. Meanwhile, duplex penthouses will focus heavily on elevated terraces, panoramic views and large entertainment spaces.
The concept closely mirrors the format that drove strong demand at Epic Marbella by Fendi Casa, where the combination of scale, privacy and duplex layouts resonated strongly with international buyers. Importantly, the limited number of units creates genuine scarcity from the outset.
This is not a high-volume development. It is being positioned as a tightly controlled ultra-prime residential scheme targeting a very specific buyer profile.
Why branded residences continue outperforming
Marbella’s branded residence sector continues to outperform broader luxury residential segments. Dolce & Gabbana branded Design Hills is understood to be approximately 60% sold despite only recently beginning land preparation works. Meanwhile, Epic Marbella by Fendi Casa now reportedly has only three developer units remaining across all phases.
That level of absorption before full delivery highlights a broader shift in buyer behaviour. International purchasers increasingly place value on operational quality, design consistency and long-term brand credibility alongside location itself. Branded residences provide familiarity in markets where many buyers are purchasing cross-border, often without long-term residency plans.
Alina Nouaimeh comments, “Buyers today are looking for complete lifestyle environments, not simply square metres. Branding only works when the location and product quality support it, and Marbella is proving particularly strong in that segment.”

The investment group behind the project
Armani Residences Marbella is linked to Palya Invest, the real estate investment structure formed through the partnership between Palladium Hotel Group and Rafael Nadal’s investment company, Aspemir. The wider investment strategy reportedly focuses on luxury hospitality and high-end residential developments across the Costa del Sol, with Marbella positioned as one of the core pillars.
This is significant because it combines hospitality expertise, international branding experience and institutional-level investment capacity within a market already experiencing exceptionally strong demand at the upper end.
The involvement of internationally recognised figures and established hospitality groups also reflects Marbella’s continued transition towards becoming a globally institutionalised luxury destination rather than a purely lifestyle-driven second-home market.

Pricing expectations and why early registration matters
While official pricing for Armani Residences Marbella has not yet been publicly released, current expectations suggest entry pricing will begin just below the €5 million mark.
Developers operating within the ultra-prime segment typically implement staged pricing increases tied to sales milestones and drawdown targets. Buyers entering projects during early registration phases often secure not only the strongest unit selection, but also materially different pricing positions compared to later release phases. That is particularly relevant within a project containing only 33 residences.
The combination of low supply, brand positioning and location quality means demand is expected to build rapidly once formal launch activity begins.
How JUST Real Estate is positioning clients ahead of launch
JUST Real Estate maintains a direct relationship with the developer team behind the Armani residences Marbella, allowing clients to position themselves ahead of the wider public release process. This matters in developments where information flow is tightly controlled and access often becomes relationship-driven rather than purely marketing-led.
Clients registered through JUST Real Estate will be among the first to receive updates relating to layouts, pricing guidance, launch phases and future reservation opportunities as information becomes available.
In Marbella’s ultra-prime branded residential market, early positioning increasingly determines access.
Marbella’s next phase of luxury development is increasingly being defined by branded, low-density residential concepts in highly constrained locations. Armani Residences Marbella appears positioned directly within that evolution, combining scarcity, branding and one of the strongest addresses currently available on the Golden Mile.
