Beautiful south facing, three bedroom country villa, located in Guadalmina Alta, Marbella
Asking prices across the agency networks we track, as at 30 July 2026. Bars span the middle half of each peer group; the line marks the median. The first bar covers apartments and houses together, so a house will often sit high on it.
These are the averages across ALL houses in Guadalmina that disclose a figure, not this property alone. Where a bill for this one is on file it is shown against that range so you can see where it sits. Bills follow the rateable value and the community budget, so two neighbours can differ; we will get you the actual figures before you commit.
Registered sale prices across Marbella, October 2025 to April 2026. Real money paid and recorded, not asking prices. The deed count is a measure of our coverage of the register, not of how many homes sold, and deeds register some months after the sale, so this is one pooled figure for the whole window rather than a monthly line.
Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.
About this property
Located in Guadalmina Alta, this beautiful country villa is set in an established area of traditional fincas and villas, offering a more rustic, countryside feel than many of the nearby residential areas. The neighbourhood is peaceful, safe, and family-friendly, with an international community, while Guadalmina Shopping Centre, with its restaurants, cafés, supermarkets, and shops, is only a five-minute drive away. Puente Romano is approximately 12 minutes away, and Guadalmina Golf Club is also close by. The property currently offers three bedrooms and two bathrooms, with the possibility of expanding to six bedrooms. It enjoys open views of the surrounding countryside, a peaceful lake, and La Concha mountain, with large windows bringing plenty of natural light into the home. The spacious open-plan kitchen includes a dining area and pantry, while the wooden ceilings add warmth and character. Extensively renovated in 2023/24, the villa features a new kitchen, renovated bathrooms, new windows, updated water and electrical systems, air conditioning, a pellet stove, a ducted fireplace, and an efficient aerothermal hot-water system, with pre-installation for solar panels. Outside, there are covered and open terraces, space for a barbecue area, a garden with fruit trees and room for a vegetable garden, and covered parking for two cars. Two additional annex buildings are currently used as a laundry, fitness room, and storage space, but could be converted into guest accommodation, a wellness area, or a home office. This is a peaceful and flexible home that combines the privacy of countryside living with easy access to Marbella and all local amenities.

What is the difference between Guadalmina Baja and Guadalmina Alta?
Baja is the sea side of the coast road, between the A-7 and the beach, and it is mostly detached villas on generous plots with the older golf holes running through it. Alta is the mountain side of the same road, built around the North Course, and it is more mixed, with townhouses and apartment communities alongside the villas. The Catastro records the earliest building in Baja in 1960 and in Alta in 1965.
Is Guadalmina a gated community?
It is a residential area rather than a single gated development, with a number of separate gated communities inside it and a great many individual villas that are not gated at all. Arrangements differ street by street, so ask us about a specific address before you decide.
Which municipality is Guadalmina in?
Marbella. The Guadalmina river is the boundary with Estepona, and the ministry’s own coastal survey for this stretch is titled from the Estepona boundary at the Guadalmina to the Guadaiza. Anything on the far bank of the river is Estepona and is taxed, planned and administered separately, which is worth knowing before you compare two houses that look like neighbours.
