These are the averages across ALL houses in Benahavis that disclose a figure, not this property alone. Where a bill for this one is on file it is shown against that range so you can see where it sits. Bills follow the rateable value and the community budget, so two neighbours can differ; we will get you the actual figures before you commit.

Registered sale prices across Benahavis, October 2025 to April 2026. Real money paid and recorded, not asking prices. The deed count is a measure of our coverage of the register, not of how many homes sold, and deeds register some months after the sale, so this is one pooled figure for the whole window rather than a monthly line.

Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.

About this property

There is a moment on the approach to this house, as the drive turns and the whole southern horizon opens up, when the sea appears to sit at eye level. Everything the architect has done here follows from that view.

El Madroñal occupies a wooded shelf of hillside above Benahavís, four hundred metres up, a gated estate of roughly two hundred and fifty homes laid out in the nineteen eighties on unusually generous plots. It has aged in the way the best Costa del Sol addresses do, quietly. The pines and cork oaks planted when the roads were cut are now full grown, so neighbours are heard rather than seen, and the internal lanes carry almost no traffic beyond residents. There is a single controlled entrance, manned around the clock, and beyond it the Sierra de las Nieves begins almost immediately, which is why the walking and cycling here is better than anywhere else within half an hour of the coast. The temperature runs a few degrees below the seafront through August, a detail residents mention more often than any other.

The house is a contemporary design by AMES Arquitectos, and its logic is straightforwardly southern. Living and dining spaces sit in one continuous volume under a high ceiling, opening through full height glazing onto the main terrace, with a sculptural fireplace anchoring the seating area. The kitchen is Gaggenau throughout, laid out for genuine cooking rather than display. Light is the material the architect has worked hardest with, and it changes the rooms completely between morning and late afternoon.

Eight bedroom suites are distributed so that family and guests never overlap, each with its own bathroom, and two further cloakrooms serve the entertaining floor. Below, the house turns to leisure, with a cinema room, a temperature controlled wine cellar, a hammam and a sauna, all arranged so they can be used casually rather than treated as occasions.

Outdoors, the terraces alternate covered and open, so there is shade at midday and sun in the evening, and a gas fire pit extends the season into the cooler months. The pool is double length, heated, saltwater treated and fitted with an automatic cover, and it has been set at the terrace edge so the water reads as continuous with the sea beyond.

This is a house for someone who wants the coast without living on it, close enough that Puerto Banús is a fifteen minute drive, far enough that the evenings are silent. It suits a family in permanent residence as readily as it suits a second home, and the eight suites make it unusually practical for owners who entertain in numbers.
