About this property
Four hundred metres above the sea, where the pine and cork oak forest closes in around the road and the noise of the coast falls away entirely, a new house has been cut into the hillside with unusual confidence.
El Madroñal is one of the oldest and most discreet of the Benahavís estates, a gated enclave of around two hundred and fifty homes laid out across a wooded escarpment in the foothills of the Serranía de Ronda. It was conceived in the nineteen eighties around the principle that the landscape should dominate the architecture rather than the other way round, and that founding idea still governs the place. Plots are large, boundaries are planted rather than walled, and the mature woodland of pine, olive and cork oak has been left largely intact, so that arriving feels less like entering a development than turning off into a private forest. Access is controlled around the clock at a single manned gate, and the internal roads climb in long, quiet curves with almost no through traffic. Residents come here for the air, which is noticeably cooler than the coast in August, and for the silence, which is close to absolute.
The house is the work of AMES Arquitectos and was completed in 2025. A long private driveway delivers you to a glazed entrance framing a single mature olive, a piece of theatre that sets the tone for everything that follows. Inside, the plan opens rather than unfolds. Living and dining spaces are arranged around a central fireplace and closed on one side entirely in floor to ceiling glass, electronically operated, so that in practice the wall disappears and the terrace becomes part of the room. The kitchen is fitted with Gaggenau appliances and backed by a concealed preparation kitchen, an arrangement that makes formal entertaining possible without any of it being visible.
Craftsmanship is the quiet argument of this house. Herringbone timber floors run through the principal rooms, door handles are wrapped in leather, and the switch plates were drawn from Aston Martin detailing. A lift serves all three levels. The entire top floor is given to the principal suite, with two dressing rooms, a bathroom of considerable generosity and a private terrace facing the sea. Five further bedrooms, each with its own bathroom, occupy the level below, and a self contained guest apartment with its own entrance sits apart from the family accommodation.
The lower level is devoted to leisure and wellbeing, with a cinema, a games room, a hammam, a plunge pool and a gymnasium that opens to an outdoor training terrace. A climate controlled wine cellar and a Zennio home automation system complete the technical specification, and the plant room has been positioned outside the main structure so that maintenance never intrudes on the house itself.
Outside, a saltwater pool sits within planted terraces, served by an outdoor kitchen and shaded lounging areas, with automated irrigation supporting the gardens through the summer. Views run south across the Mediterranean and north into the mountains.
