The Golden Mile leads the Golden Triangle at €5,636 per square metre across 589 deeds. Nueva Andalucía and Puerto Banús follow at €4,727, and they are the busiest market in Marbella with 1,057 deeds in the window.

What these prices are, and what they are not

Asking prices tell you what sellers hope for. Deed prices tell you what buyers actually paid. This page publishes the second kind, drawn from the Spanish deed record that captures every property sale completed before a notary. The figures cover the latest rolling twelve months of deeds and were refreshed on 3 September 2026.

Deed prices are the honest floor of any property conversation. They cannot be inflated by an ambitious listing, and they cannot hide a slow market, because every one of them is a sale that completed. When a buyer asks us what a home is really worth, this is where the answer starts.

The spread inside one small coast is the story: the Golden Mile achieves €5,636 per m² against Estepona town at €3,448, a few kilometres apart. Deed counts sit under each bar, because averages built on a few hundred deeds deserve more confidence than averages built on a handful.

What the numbers say, town by town

Marbella achieved €4,695 per m² across 3,941 deeds. The average deed was €780,941 over 166 m². Inside the municipality the spread is wide: the Golden Mile achieved €5,636 per m², Marbella Centro €4,247, and the eastern postcodes of Las Chapas and Elviria €4,120. The deepest market by volume is Nueva Andalucía and Puerto Banús, where 1,057 deeds changed hands at €4,727 per m².

Estepona achieved €3,483 per m² across 3,150 deeds. The average deed of €436,254 over an average of 125 m² says most of the market is apartments, and Estepona town itself recorded 1,668 deeds at €3,448 per m². It is the value end of the Golden Triangle, and the volume end too.

Benahavís achieved €4,540 per m² across 624 deeds. Its average deed of €987,020 is the highest in the triangle, and the average size of 217 m² against Marbella’s 166 tells you why: this is a market of houses and villas, from the village to Guadalmina, Atalaya and Los Arqueros. The whole municipality sits in a single postcode, 29679.

Prices by postcode

Postcodes are where the averages get honest, because a postcode is small enough to have a character and big enough, in most of the Golden Triangle, to carry hundreds of deeds. These are all properties, both apartments and houses, new build and resale together.

Deed prices are not asking prices

You will notice that achieved prices sit below the asking prices you see advertised in the same areas. Two things cause the gap. The first is negotiation, which on the Costa del Sol is usually modest. The second, and the bigger one, is mix: the homes that sell in the greatest numbers are apartments and smaller houses, while the properties that dominate advertising are the large villas. The average deed therefore reflects more modest homes than the average listing.

That is also why we never quote our own asking figures and these deed figures in the same sentence. Both are true. They measure different things, and a buyer who confuses them overpays or wastes a viewing trip.

Every sale in Spain completes with a public deed signed before a notary, and those deeds form the definitive record of what buyers actually paid. We compile that deed record into a single reference, place by place, and publish it here. Nothing on this page is modelled, sampled or estimated.

The window

The figures work on a rolling twelve month window and are refreshed monthly. This page was refreshed on 3 September 2026. Because the window rolls, figures drift gently from month to month even where the market itself has not moved.

The splits

Every place is shown four ways: all property together, and then new build against resale, and apartments against houses. Where fewer than 15 deeds sit behind a combination, the finder says so, because at that size one sale can move the average.

A deed price is the amount written into the public deed of sale signed before a notary, which is what the buyer actually paid. It is the closest thing Spain has to a record of completed sales, and it is what this page publishes.

We compile the deed record for every municipality and postcode and republish it here each month. The figures are not modelled and are not estimates.

How up to date are the figures?

The figures work on a rolling twelve month window and are refreshed monthly. This page was refreshed on 3 September 2026. Because the window rolls forward a month at each refresh, small movements in the averages are normal.

Why is my town’s average lower than prices I see advertised?

Advertised prices are asking prices, and deed prices are achieved prices. The two differ by negotiation and by mix: smaller apartments sell in far greater numbers than the large villas that dominate advertising, so the achieved average reflects more modest homes.
