Incosol Marbella is coming back to life. On 21 October 2026 the mayor, Ángeles Muñoz, laid the first stone of Oakmond Marbella, a wellness clinic resort that will reopen the old Incosol hotel at Golf Río Real, closed since 2012, with an investment of more than €260 million and an opening planned for 2029. According to the Ayuntamiento de Marbella, around €145 million of that comes from international financing already committed to the project.
The scheme will have about 40,000 square metres of built space on a plot of more than 53,000 square metres. It combines hotel accommodation, residences and a medical clinic of 10,000 square metres devoted to preventive medicine, early diagnosis and personalised treatment, with wellness facilities, a spa and restaurants completing it. For the eastern side of Marbella, where the derelict tower has stood empty for fourteen years, it is the largest single investment announced this autumn.
Incosol Marbella before it closed
Incosol was one of the first hotels anywhere to put medical care and hospitality under one roof, and the council described it on 21 October as a pioneer in exactly that. For the families who own homes around Golf Río Real the hotel was part of the identity of the area long before the word wellness entered the property brochures. The mayor put it simply. “Incosol fue mucho más que un hotel”, Incosol was much more than a hotel.
Its closure in 2012 left a large building standing empty on one of the best positioned plots on the eastern side of town, between the golf course and the A-7 and a short drive from the beach. For fourteen years owners nearby have lived beside a landmark in decline. The first stone changes that, and the council has now set a public date for its return.
The mayor went further at the ceremony. She said the project would mark a before and after in the history of the city, not only for its scale but for its capacity to generate wealth, attract specialised talent and create qualified jobs, and she thanked the promoter for its confidence in Marbella and its vision of returning activity to a building that pioneered the link between hotels and healthcare.

What the new Incosol Marbella will contain
The council’s description is precise on scale and less so on mix. Incosol Marbella will hold hotel rooms, residences and the 10,000 square metre clinic, with a spa, wellness areas and restaurants. The release gives no room count, no number of residences and no pricing, and figures circulating elsewhere have not been confirmed by any official source, so we have left them out until they are.
The promoter described the aim as a longevity platform combining advanced medicine, research, artificial intelligence and high end hospitality, with Marbella as the first location of a concept intended to expand internationally. The medical side is the heart of it. Preventive medicine, early diagnosis and personalised programmes are aimed at people who want to stay well for longer, and who will travel and pay to do so.
Residences inside a hotel and clinic of this kind will sit in the same market as the branded residences now spreading along the coast, where owners buy into a home serviced by the operator next door. Our guide to that market explains how such residences are owned, run and resold, and we will set out the Incosol Marbella residences in the same way once they are released.
The promoter’s ambitions for the site
The promoter set out its intentions at the ceremony in direct terms. “Our mission was not simply to rehabilitate a building, but to recover its pioneering spirit and adapt it to the needs of the twenty first century”, it said, describing a model centred on anticipating illness and preserving health for longer through advanced diagnosis and personalised programmes. It added that it wants Marbella to be recognised worldwide for wellbeing and longevity.
It also argued that the coast needs to move towards tourism of higher added value, capable of attracting scientific and technological professionals as well as guests. That is a clear statement of the market Incosol Marbella is built for. Visitors who come for a week of diagnostics and treatment, and professionals who come to work in the clinic, are exactly the people who go on to rent and then buy homes nearby.
Health tourism and a year round Marbella
The council framed the project as a step towards tourism that runs all year. The mayor said it would place Marbella as an international reference in health, wellbeing and longevity, and that it would help reduce seasonality by bringing visitors through the whole year. She added that Marbella has the right conditions to lead this way of understanding health tourism, and that the project would attract specialised talent and create qualified employment.
That matters to property owners far beyond Río Real. A clinic and resort that fills rooms in February as well as August supports restaurants, services and flights out of season, and a town with a stronger winter economy is a better place to own a home all year. The same logic is behind the luxury hotel openings along the coast, including the resort covered in our post on {a(“st-regis-las-dunas-marbella-resort”, “St Regis Las Dunas”)}, and the pattern is consistent.

Longevity medicine draws a particular kind of visitor, usually older, wealthy, internationally mobile and willing to return. Many of them already own or rent second homes on the Costa del Sol. A world class clinic in Marbella gives that group one more reason to spend longer here, and one more reason to buy rather than rent when they do.
Golf Río Real and the eastern side of Marbella
Incosol Marbella sits within Golf Río Real, an established residential area of villas and low rise apartments around one of the oldest golf courses on the coast, just east of the town centre. Its neighbours include Los Monteros, Santa Clara and the beachfront at Río Real, and our recent post on the Río Real golf development covered a separate scheme in the same area that is adding new homes beside the course.
Owners in this part of Marbella have watched the western side of town, from the Golden Mile to Puerto Banús, take most of the attention and most of the price growth for a generation. The east has quieter streets, larger plots and some of the best beaches in the municipality, and two significant projects in the same area within a month put it firmly in view. Our Los Monteros property page covers the nearest beachside urbanisation.
Location helps the project as much as the brand will. Golf Río Real is a few minutes by road from the centre of Marbella and sits directly on the A-7, with Málaga airport around forty minutes away, so a guest arriving for a programme at the clinic can be on site within an hour of landing. Very few sites on the coast combine that access with a golf course on one side and the sea a short drive away on the other, which is a large part of why Incosol Marbella was chosen for a project of this ambition.

What Incosol Marbella means for nearby home values
A derelict building depresses the value of everything around it, and its replacement by a high end resort does the reverse. Homes with a view of the old tower, and those on the roads leading to it, have carried a discount for fourteen years that buyers no longer need to apply. Construction traffic will run until 2029, and owners on the access roads will feel it, but the finished Incosol Marbella will be an asset to the area rather than a weight on it.
How much difference that makes to an individual home depends on the street, the view and the type of property, and averages across Marbella say little about it. We hold sold prices and listing histories for the urbanisations around Golf Río Real, built up over years, and we can tell an owner what comparable homes nearby have achieved and how buyers are now pricing the east of town. The valuation calculator gives a first figure, and the Marbella property market report shows how the eastern districts have moved against the rest of the municipality.
Owners thinking of selling have a timing question to weigh. The announcement and the first stone are already public, so some of the uplift is now in buyers’ minds, while the full effect will only come once the resort opens. Our seller service starts with a clear view of what a home would achieve today and what it might achieve once Incosol Marbella is open.

Buying close to Incosol Marbella before 2029
Buyers looking at the eastern side of Marbella now have a known date and a known project to set a purchase against. A villa or apartment in Golf Río Real, Los Monteros or Santa Clara bought today will be finished, lived in and settled by the time the resort opens, and its owner will benefit from a landmark restored rather than a site in limbo. New homes in the area, including the schemes beside the golf course, are listed with our new developments, and our off plan guide explains how stage payments and guarantees work.
There are details worth settling early on any home near a large construction site, and all of them work in a buyer’s favour once known. We will tell you which streets carry the construction traffic, how long each phase is expected to run and how comparable homes nearby have been priced through the build, so that an offer reflects the finished area rather than the building site.
The road from first stone to opening in 2029
A three year build is realistic for a project of this size, which involves reworking an existing tower as well as building new space. The council praised its own technical staff for their work on the planning file and promised to keep offering stability, legal certainty and confidence to strategic investors, which is notable given that Marbella approved its new general plan in September. Our post on the PGOM approval explains what the new plan changes for projects across the municipality.
Investment on this scale does not arrive in a market that is struggling. The JUST Q2 2026 Market Report showed Marbella values continuing to rise with supply still short, and institutional money of this size committing to the east of town is one more sign of how buyers and investors see the coast. Our guide to Marbella sets out how each part of the municipality fits together.
