Australy is not a development. It is the sector, the named parcel of land north of Selwo park in Estepona, and the developer is building more than 1,400 homes across its 1.3 million square metres, with an international school, sports facilities, supermarkets and leisure space planned alongside the housing rather than after it. The whole sector passed to a single promoter in a takeover completed in March 2026, so one balance sheet now controls the whole neighbourhood.

What a buyer actually purchases here is one of the promotions inside the sector, each with its own name, its own price list and its own delivery date. Three are selling now and a fourth is still to come, and they sit within walking distance of one another around a shared Casa Club, which is why the sector is worth understanding before the individual building is.

The promotions inside Australy

Libella came first and is the lowest entry into the sector, with a show flat open so the finish can be seen rather than imagined. Aures is the largest and the nearest to completion, and it is the only one of the three offering four bedrooms. Thera launched most recently as the second phase and carries the broadest price range, which means it also carries the most choice. Adara has been announced and is not yet marketed.

Where Australy sits

Australy sits at Torrevigía immediately north of Selwo park, with the A7 a few hundred metres away. The developer puts the beach at two kilometres and about three minutes by car, and the same road runs east to Puerto Banús and west to Sotogrande, so both ends of the coast are an easy drive rather than an expedition.

The sector is being planned as a neighbourhood rather than a compound, so the school, the sports facilities, the supermarkets and the leisure space are part of the masterplan rather than something a later owner has to drive to. That is the practical difference between buying inside Australy and buying an isolated block on the same stretch of coast.

What is around Australy

The sector is not isolated, which is the part a render never shows. Selwo Aventura sits immediately alongside it, the golf at Atalaya, El Paraíso and the three courses at Villa Padierna is a short drive, and the New Golden Mile already carries the international schools and the private healthcare that make moving a family here workable rather than theoretical.

The Casa Club and what every owner shares

Every promotion at Australy shares one Casa Club, and it is a genuinely large amenity rather than a pool and a treadmill. Spreading it across more than 1,400 homes rather than across the sixty or seventy in a single building is what makes that possible, because a block on its own cannot fund a spa and then staff it. Owners in the earlier promotions take the benefit of the later ones paying in.

Buying off plan at Australy

There are two details worth settling early and both work in your favour once you have them. The first is the bank guarantee on your staged payments, which Spanish law requires of the developer and which the developer issues as a matter of course, so ask for the certificate and keep it with your contract. The second is the delivery date in writing for the promotion you are actually buying, because Australy is built out in stages and your building sets your date rather than the sector as a whole.

Ask for the projected community budget at the same time, because a Casa Club of this standard costs real money to run and the figure is easier to plan around before you reserve than after. Libella being built and open to view gives you something most off plan buyers never get, which is a completed example of the same developer’s work on the same site, and it is worth walking before you commit anywhere else in the sector.
