Libella Estepona
Australy, Estepona

Libella was the first promotion brought to market inside Australy, the sector north of Selwo park in Estepona. It runs to 67 homes of two and three bedrooms and prices start at €620,000 with the garage and the storage room already included, which makes it the lowest entry point into the whole sector.
It is also the one you can see rather than imagine. There is a show flat open here, so a buyer can walk the finish, the ceiling heights and the terrace depth before committing, which is a rare thing to be offered on the New Golden Mile while a neighbourhood is still being built out around you.
The brochure
The Libella brochure carries the layouts, the finishes and what sits inside the Casa Club, with the renders at full size. Tell us where to send it and it lands in your inbox straight away.
The homes at Libella
The homes run from 97.45 m² useful on the ground floor up to 122.55 m² in the duplexes, and the penthouses take 94.15 m² and 105.35 m² useful with a solarium above. Constructed areas run considerably higher, from 156.83 m² to 306.13 m² once terraces and communal shares are counted, so read the two figures separately when you compare Libella with anything else on this coast.
Ground floor homes come with their own pool and the penthouses take the solarium, so the two ends of the building are the ones worth asking about first. Parking is a communal garage per block rather than a single basement, and bathrooms run to two and three depending on the layout.
| Type | Useful | Constructed | Notes |
|---|---|---|---|
| Ground floor | 97.45 m² | 156.83 m² | Private pool |
| Duplex | 122.55 m² | 225.37 m² | Two levels |
| Penthouse | 94.15 m² | 249.95 m² | Solarium above |
| Penthouse | 105.35 m² | 306.13 m² | Solarium above |

What every home includes
The whole sector is built to one specification, so the technical package is the same whichever promotion you buy into. It is a better package than the price bracket usually carries on this coast.
- Aerothermal system for heating and hot water, which is cheaper to run than gas
- Underfloor heating throughout the home
- An A rated energy certificate
- Video intercom, alarm and a security entrance door, with perimeter surveillance across the sector
- A garage space and a storage room, both included in the price rather than sold on
- A fully fitted integrated kitchen
- Finishes chosen through the developer’s own personalisation service
Where Australy sits
Australy sits at Torrevigía immediately north of Selwo park, with the A7 a few hundred metres away. The developer puts the beach at two kilometres and about three minutes by car, and the same road runs east to Puerto Banús and west to Sotogrande, so both ends of the coast are an easy drive rather than an expedition.
| From Australy | Distance or time |
|---|---|
| The beach | 2 km, about 3 minutes |
| The A7 | A few hundred metres |
| Selwo park | Adjoining the sector |
| Gibraltar airport | 30 minutes |
| Málaga airport | 50 minutes |
| Nearest Renfe station | 60 minutes |
Libella sits within the sector rather than on its edge, so the walk to the Casa Club is short and the traffic that comes with later construction phases passes elsewhere. The sea views from the upper floors look south over Selwo and out across the water.
What is around Australy
The sector is not isolated, which is the part a render never shows. Selwo Aventura sits immediately alongside it, the golf at Atalaya, El Paraíso and the three courses at Villa Padierna is a short drive, and the New Golden Mile already carries the international schools and the private healthcare that make moving a family here workable rather than theoretical.
- Selwo Aventura, the wildlife park, immediately alongside the sector
- Golf at Atalaya, El Paraíso and the three courses at Villa Padierna
- International schools including Atlas American School at Selwo Hills, the International School of Estepona at El Paraíso and Atalaya International School
- Private healthcare including Hospiten on the same stretch of coast
- Estepona centre about ten minutes and Marbella about fifteen, both on the A7
- Puerto Banús in one direction and Sotogrande in the other, on the same road

The Casa Club and what every owner shares
Every promotion at Australy shares one Casa Club, and it is a genuinely large amenity rather than a pool and a treadmill. Spreading it across more than 1,400 homes rather than across the sixty or seventy in a single building is what makes that possible, because a block on its own cannot fund a spa and then staff it. Owners in the earlier promotions take the benefit of the later ones paying in.
- A heated indoor pool, with outdoor pools for adults and for children
- Spa with sauna and jacuzzi
- Gym
- Social club, gastrobar and a barbecue area
- Coworking space and a multipurpose room
- Solarium and Mediterranean gardens
- Concierge, bicycle store, lifts and communal parking
Buying off plan at Libella
There are two details worth settling early and both work in your favour once you have them. The first is the bank guarantee on your staged payments, which Spanish law requires of the developer and which the developer issues as a matter of course, so ask for the certificate and keep it with your contract. The second is the delivery date in writing, because Australy is built out in stages and the promotion you buy into sets your date rather than the neighbourhood as a whole.
Libella answers most of that for you, because the building is up and the show flat is open. You are buying a finished product in a sector that still has years of construction ahead of it, which is the trade a lot of buyers here would take.

Libella, answered
How much does a home at Australy Libella cost?
Prices start from 620,000 euros, the lowest entry into the Australy sector. Garage and storage are included and the homes carry an A energy rating. Ask us for the current list, because the remaining units change week to week.
How many homes are there at Libella?
Sixty-seven, in two and three bedroom layouts. The range runs from ground floor homes of about 97 square metres useable, through duplexes of about 123, to penthouses of roughly 94 to 105 useable with large terraces above.
Can I see Libella before I buy?
Yes. Libella is built and there is a show flat open, so the finish and the light can be seen rather than imagined, which is unusual on the New Golden Mile where most stock is sold off plan. We will arrange the visit and walk it with you.
Is Libella finished?
The building is complete and it is the most advanced of the Australy promotions, which is why it suits anyone who does not want to wait. It remains in active sale with a limited number of homes left.
Where is Libella in Estepona?
In the Australy sector north of Selwo park, sharing the Casa Club with the other promotions. The A-7 puts it about ten minutes from Estepona town and fifteen from Puerto Banus.
Renders, sizes and prices are the developer’s own and are indicative rather than contractual. Everything on this page was correct on 8 August 2026 and moves as each phase sells, so ask us for the current position before you decide.
