A Boutique Market
Benahavis, a smaller and ultra exclusive market nestled in the hills, also experienced growth in early 2025, though on a boutique scale. The municipality recorded around 200 property sales in Q1 2025, up approximately 17 per cent from 171 sales in Q1 2024.
Preliminary figures for the second quarter suggested Benahavis continued to see healthy activity, making the first half of 2025 a positive period overall, particularly compared with a slower 2024. British buyers have historically been very active, given the area’s popularity with UK second home owners, and remain an important group, especially around La Quinta and Los Arqueros. The mix is genuinely global though, with Northern Europeans well represented and a noted presence of Eastern European and Middle Eastern buyers at the very top end.
In recent years, ultra wealthy individuals from the UAE, Saudi Arabia and elsewhere have purchased marquee properties in Benahavis, attracted by the security and exclusivity of its gated communities. Local Spanish demand is minimal, since prices are beyond the reach of most and the area functions primarily as a luxury second home market.
Privacy as the Product
Buyers consistently cite the same three things: security, with most high end communities gated and staffed around the clock, natural beauty, with dramatic mountain and sea views, and the prestige of a Benahavis address.
Many are purchasing for personal use as holiday or part time residences, though some regard Benahavis property as a store of value and long term investment. An interesting development through this period was North American buyers beginning to take note of the municipality, though Americans remained a small fraction of the pool relative to Europeans.
Supply and Why It Cannot Respond
Benahavis is low density and high privacy by design. The terrain is mountainous, plots are large and planning deliberately restricts what can be built. Despite a modest number of sales, the underlying market was active, with a growing number of luxury villas and upscale developments under construction.
