Estepona Boulevard Project is moving rapidly towards becoming one of the most important urban regeneration schemes currently underway on the Costa del Sol. The latest construction update confirms significant progress across multiple phases of the project, with underground infrastructure nearing completion and major structural works now visibly transforming the town centre. For residents, investors and property owners alike, the project represents far more than a new public space. It is another step in Estepona’s remarkable transformation from traditional coastal town to one of Spain’s most successful urban regeneration stories.

A Project Designed to Reconnect Estepona

The new boulevard forms part of a wider vision that has been reshaping Estepona over the past decade. The development is designed to connect the Mediterranean seafront promenade with the town’s historic centre, known as the “Jardín de la Costa del Sol”, creating a seamless pedestrian experience between old and new Estepona. This may sound straightforward, but the long-term implications are significant.

Successful urban environments increasingly prioritise walkability, connectivity and public space over vehicle dominance. Estepona has embraced this philosophy more aggressively than almost any municipality on the Costa del Sol. The result has been a town that feels increasingly liveable, attractive and valuable.

The boulevard strengthens that strategy by creating a direct connection between the beachfront and the commercial heart of the municipality while introducing new civic spaces that will serve residents throughout the year.

Construction Progress Moving Ahead of Expectations

According to the latest update, underground utility installations are now approximately 90% complete. These works include essential infrastructure such as:

• Electricity networks
• Telecommunications systems
• Drinking water infrastructure
• Irrigation networks
• Drainage systems

Foundation works have reached approximately 50% completion, while construction of the first-floor slab has progressed to around 30%. Roof slab works have now commenced, marking another visible milestone in the project timeline. While much of this work remains hidden beneath the surface, it is arguably the most important aspect of the development.

Modern infrastructure creates the foundation for future growth, increases capacity and improves the long-term functionality of surrounding neighbourhoods.

One of the more impressive aspects of the project has been the municipality’s effort to maintain accessibility during the construction phase. Pedestrian access through Avenida San Lorenzo has already reopened, helping preserve movement throughout the area. Additional connections from Juan Carlos I and Avenida España are expected to open during the summer, further reducing disruption and improving access to surrounding businesses and residential areas.

Landscaping works have also begun around the Alborán building, providing the first visible indication of how the finished environment will eventually appear.

It is designed to improve daily life rather than simply create another tourist attraction. As the project continues advancing through 2026 and beyond, it will become another visible example of why Estepona has emerged as one of the Costa del Sol’s strongest long-term growth stories.
