Marbella Is Under Construction and if you’ve driven through Marbella recently, you’ve probably noticed something: cranes, roadworks, renovations and upgrades are everywhere.

From the seafront to residential neighbourhoods, the city is quietly undergoing one of the most significant waves of urban improvements and infrastructure investment in years. For residents it may mean the occasional diversion or temporary inconvenience. For property owners and investors, however, it signals something far more important, a municipality investing heavily in its future.

At JUST Real Estate we often remind clients that property values don’t rise in isolation. They move in response to infrastructure, public investment and urban regeneration.

Avenida del Mar Revamp in the Heart of Marbella

One of the most visible examples is the renovation of Avenida del Mar, the iconic walkway that links Marbella’s Old Town with the seafront.

The town hall has begun extensive works to modernise the area, including waterproofing, repairing cracks, polishing the marble surfaces and installing a new drainage and irrigation system. The famous fountains are also being redesigned, with several being converted into ornamental garden areas while the central fountain will be restored. 

For a space that sits at the heart of Marbella’s historic centre and tourism economy, these improvements are more than cosmetic. They are part of a broader strategy to enhance the public realm and reinforce the city’s position as one of Europe’s most desirable coastal destinations.

Road Improvements and Urban Infrastructure Across the Municipality

The Avenida del Mar works are just one piece of a much larger puzzle.

Across the municipality, Marbella has been undertaking multiple infrastructure upgrades aimed at improving mobility, public space and neighbourhood quality. According to planning and market reports, more than a dozen significant projects are currently underway, ranging from road expansions to new pedestrian routes and cycling infrastructure. 

Examples include:

• Road and circulation improvements to reduce congestion
• Expansion of pedestrian walkways and cycling lanes
• Upgrades to neighbourhood infrastructure and public spaces
• Improvements to access roads and connections between districts

These projects may not always make headlines, but they have a profound effect on daily life and long-term property value.

Cities that invest in infrastructure tend to attract both residents and capital.

Neighbourhood Upgrades Like Costabella

Investment is not limited to Marbella’s centre. Residential districts are also benefiting from infrastructure upgrades.

In Costabella, for example, the municipality recently completed a major renewal of hydraulic and road infrastructure. The project included resurfacing streets, improving drainage systems and upgrading public pathways following an investment of nearly €5 million. 

Projects like this are particularly important for property owners. When local infrastructure improves, the surrounding neighbourhood often experiences a noticeable uplift in desirability.

Major Regional Investment in Healthcare

Infrastructure investment is not limited to roads and public spaces.

Marbella has also recently seen the expansion of the Costa del Sol Hospital, a project representing more than €100 million of investment and nearly doubling the size of the medical facility. 

The expansion adds new surgical theatres, consultation facilities and medical technology while increasing healthcare capacity for more than 460,000 residents in the region.

For international buyers considering relocation, healthcare infrastructure is an increasingly important factor. Improvements like this strengthen Marbella’s appeal as a long-term residential destination, not just a holiday location.

Tourism, Hotels and Urban Regeneration

At the same time, Marbella continues to see investment across its hospitality sector.

The renovation of the Hotel Senator, for example, will involve approximately €13 million of refurbishment and expansion works, including conference facilities and new hotel infrastructure. 

Across the municipality, hotel upgrades and redevelopment projects have already mobilised hundreds of millions of euros as operators modernise Marbella’s tourism offering.

For a city whose economy is closely tied to high-end tourism, this level of reinvestment is a strong signal of confidence.

New Sports and Lifestyle Infrastructure

Urban transformation is also extending into sports and leisure infrastructure.

Plans for a new Marbella football stadium and mixed-use complex include a 10,000-seat stadium, hotel, commercial space and wellness facilities, representing an investment estimated between €115 million and €130 million. 

Projects like this do more than support sport. They reshape urban areas, create employment and attract new visitors to the city.

Why Infrastructure Investment Matters for Property

For property investors, infrastructure spending is often one of the clearest indicators of future value.

When cities upgrade public spaces, improve transport links and modernise services, three things typically follow:

  • Improved quality of life for residents
  • Higher international demand for property
  • Long-term appreciation of real estate values

Marbella has always been a lifestyle destination. But with the scale of investment currently taking place across the municipality, it is increasingly positioning itself as a modern Mediterranean city with world-class infrastructure.

A City That Continues to Reinvent Itself

Marbella has reinvented itself several times over the past half century.

From a small fishing town to a global luxury destination, the city has continually adapted to meet the expectations of international buyers and visitors.

The current wave of infrastructure improvements suggests that this process is continuing.

As we often tell clients:

“Marbella isn’t standing still. The city is constantly reinvesting in itself — in public spaces, infrastructure and lifestyle. That’s one of the key reasons property demand here remains so resilient.”

For property buyers and investors, the message is clear.

While cranes and roadworks may temporarily disrupt the view, they are also the clearest signal that Marbella’s long-term growth story is far from finished.
