Two editions of the Q2 2026 market report
A sale in Spain is counted three times, by the notary, by the Land Registry and by Spain’s Ministry of Housing and Urban Agenda (MIVAU), and because each body publishes on its own clock the Land Registry reported the second quarter on 7 August while the town by town counts for Marbella, Estepona and Benahavís are not published until MIVAU releases them on 1 October.
So the province edition comes first, with everything the official bodies have released. The municipal edition on Tuesday 13 October fills in the first official town counts for the quarter, on the same pages and in the same order, and we will send it to you when it is ready.
Where the figures come from
Every figure in the Q2 2026 market report comes from an official body and says which one. Registered sales, prices, foreign demand and mortgage terms come from the Land Registry (Registradores de España), achieved deed prices by town and postcode from the General Council of Notaries, town counts, valuations, land prices and new homes from the Ministry of Housing and Urban Agenda, and the Euribor from the Bank of Spain.
We then read those figures through what we see every day buying and selling in these three towns, and we say plainly where a figure is provisional and when it will be final. Where our own view goes beyond the official record, the report labels it as ours.
