Peña previously collaborated with the actor on his Málaga projects, blending craftsmanship with contemporary flow. Building materials come from Ladrillos Suspiro del Moro, while La Cuveña oversees site execution. The architectural brief is clear: stay within Marbella’s strict planning rules and harmonise with surrounding homes without losing the project’s individuality.

The planning picture explained
This plot carries a turbulent planning history. The original villa was built in 1995 under a licence later annulled after conflicts with Spain’s Coastal Law (Ley de Costas) and Marbella’s urban development plan (PGOU). Following lengthy litigation, demolition was ordered, and ‘La Gaviota’ was levelled in 2024.
Under the reinstated 1986 PGOU, the site technically falls within land reserved for public sanitation infrastructure, the same classification affecting around 16,500 properties across Marbella. The new home is therefore proceeding under close legal and technical scrutiny. To comply, the project mirrors the permitted scale and alignment of neighbouring villas while avoiding any zoning breaches. Insiders say the property might ultimately be sold once all planning aspects are resolved.

Antonio Banderas continues to divide his time between Málaga, London and the United States, returning to Marbella mainly for key summer events and philanthropic appearances such as the Sierra Blanca Foundation gala.
