The Fundación Antonia Guerrero — a local charitable institution with deep historical roots — is releasing seven urban plots in the SURO R1 Saladavieja sector, fully serviced and ready for development. The combined reserve price sits around €66 million, with a projected capacity for roughly 1,125 new dwellings.
For Estepona, this represents both opportunity and test. The town has spent the last decade repositioning itself from a low-rise fishing village into one of the Costa del Sol’s most architecturally ambitious municipalities. Its urban fabric has been steadily upgraded through new boulevards, cultural spaces, and the strategic diversification of its housing stock. A large-scale release of developable land could further that trajectory — provided it’s absorbed intelligently.
Developers will note that this is not speculative farmland. The planning documentation is approved, utilities are in place, and the plots fall within a cohesive growth corridor east of the town centre. That combination dramatically shortens the development timeline, offering a rare opening in a market where new land supply is both politically and logistically constrained.
Still, scale carries risk. A thousand new homes in one zone could test Estepona’s infrastructure and push local authorities to accelerate complementary investments in transport and amenities. It also comes at a moment when demand is skewed toward luxury and upper-mid segments; balancing that with affordable, local housing remains a delicate act.
What makes this auction more than a real estate event is its social layer: proceeds will fund educational and cultural programmes across the municipality. It’s a model of civic reinvestment that could redefine how Andalusian foundations steward land assets.
