La Zagaleta is not a neighbourhood of Marbella and it is not on the coast. It is a private estate of nearly nine hundred hectares in the municipality of Benahavís, reached from the Ronda road above San Pedro de Alcántara, on the slopes of the Serranía de Ronda looking down at the sea rather than sitting beside it.
The scale is the point, and it is worth holding in your head before anything else. Four hundred and twenty homes were drawn on this land and two hundred and thirty stand, which leaves roughly two hectares for every one of them once you take out two golf courses, a riding club, two clubhouses, a private helipad and the woodland in between. Nobody has built a hillside like it since, because nobody has been able to.
Most of what gets written about La Zagaleta is written by people who have never been past the gate, and it shows: the guest lists are wrong, the numbers are old, and the story stops at the golf course. We have sold on this hillside long enough to know it properly, and this guide is the version we would give a client sitting across from us, not the version built for a search engine.

El Madroñal is the neighbour on the way up, La Quinta sits lower and to the east, Benahavís village lies west along the valley, and San Pedro and Puerto Banús are where you drive to.

There was nothing here
Hunting ground to four hundred and twenty addresses
The same frame of hillside, flown twice, seventy years apart. In 1956 it is wooded hills, watercourses and the tracks of a working estate. The first roads and the first homes date from 1992.

How it came to be
Private hunting country, divided into four hundred and twenty
Before any of it was drawn up, this was ground people shot over. Nine hundred hectares of valleys and wooded hills, and the description still half holds: deer graze the forest beside the older golf course to this day.
It was not always its own place. This hillside was once the western end of a single family holding of more than fifteen hundred hectares, and what happened to that holding explains the map today. It was broken into three, and the three pieces became La Zagaleta, El Madroñal and what is now La Reserva de Alcuzcuz. That is why the three sit shoulder to shoulder on the same road up, why the plots on all three are measured in thousands of square metres rather than hundreds, and why nothing else on this side of the valley looks remotely like them. They are pieces of the same estate.
Through the seventies and eighties the land belonged to the Saudi businessman Adnan Khashoggi, who called it La Baraka and kept it as private hunting country. At the end of that decade he lost it against his debts, and a group of investors bought nearly nine hundred hectares. Exactly how it changed hands is one of those stories the press has told two different ways for forty years, and neither version changes what happened next.
What followed is not in dispute. The plan was four hundred and twenty homes among fir and centenary oak, with an equestrian centre, golf courses and a private helipad. The first course went into construction in 1992, the same year as the first roads and homes, and in 1994 it opened for play, laid out by the American architect Bradford Benz.
Thirty five years on, two hundred and thirty homes stand against the four hundred and twenty drawn. A second eighteen holes was added in 2005 and the original redesigned in 2016. What people describe as the estate’s atmosphere is really arithmetic: nine hundred hectares divided by four hundred and twenty, and barely half built.

All three were in the plan from day one, which is rarer than it sounds: few addresses on this coast were built with air access in mind before the first house went up.
Living here
What living inland actually means
Start with the honest drawback, because every buyer raises it. You are not walking anywhere. Puerto Banús and Marbella are about twenty minutes by car and the Golden Mile twenty five. For Málaga airport allow the better part of an hour rather than the half hour you will sometimes see quoted: you have to come down off the hill before you even reach the motorway. There is no train to Marbella, so a car is not optional here.
What you get back is that almost everything else is inside the boundary. Two private eighteen hole courses, the older par 72 and redesigned in 2016, the second inaugurated in 2005. A riding club with twenty stables, six paddocks and a covered school. Two clubhouses, tennis and padel, and woodland tracks. Privacy and security are the whole premise of the address, and we hold to the same discretion the estate does.
Schooling is a drive rather than a walk. Benahavís runs its own primary school, Daidín, in the village, with a nursery and a municipal hospitality school. The international schools most families here use are on the coast: Laude San Pedro International College, which takes children from two and a half to eighteen, and Aloha College in Nueva Andalucía.
Healthcare works the same way. Benahavís has its own health centre on Avenida Andalucía, run by the Servicio Andaluz de Salud, with the Hospital Costa del Sol in Marbella as its referral hospital. Private hospitals, Quirónsalud Marbella among them, are on the coast. If you want a doctor five minutes away, weigh that carefully.

Schools

Healthcare

Getting about
About twenty minutes to Puerto Banús or Marbella, twenty five to the Golden Mile, and the better part of an hour to Málaga airport. A car is not optional.

What things cost
What is asked, and what was paid
Two numbers both get called “the price” here, and setting them side by side without saying which is which is how a guide contradicts itself, so they are kept apart. Registered sale prices are published only by postcode, and 29679 covers essentially the whole of Benahavís, not the estate, so the deed figure describes the municipality rather than the hillside. It also understates this market, and the reason is structural rather than statistical. A large share of houses at this level are held inside a company, and when one sells it is often the company that changes hands rather than the house. A share transfer is not a conveyance, so it never reaches the property register as a sale and never enters the price per square metre the registers publish. What the official figure captures at the top of this market is the smaller and more conventional part of it, which is why a registered average for Benahavís sits well below what villas on the estate are known to trade at. Treat it as a floor, not a market rate. The asking prices are La Zagaleta’s own.
What buyers actually paid
Registered sale prices are only published by postcode, and postcode 29679 covers La Zagaleta together with the rest of the Benahavís hillside. So the deed figure below is for the whole district rather than for La Zagaleta alone. Across it, homes completed this year at a typical €4,529 per square metre.
Read the two panels together and the lesson is the usual one: asking prices run over standing stock, which quietly accumulates every overpriced home that never sells, while deeds count only what traded. The gap between them is mostly that selection effect, not a discount waiting to be claimed. Read that as a floor rather than a market rate. At this level a large share of houses are held inside a company, and when one sells it is often the company that changes hands rather than the house. A share transfer is not a conveyance, so it never reaches the property register and never enters the price per square metre the registers publish. No official body publishes what is available to buy, only what has already sold, so this part comes from our own intelligence. Through our network memberships we see every resale property listed through an agency on this coast, which means we know both what is genuinely on the market in La Zagaleta and where the same home is being advertised more than once. This covers resale stock only, not new construction sold directly by developers.
The shape of it says what the estate still is. Most of what is for sale is a house on its own plot, and the next largest group by a distance is bare land, which is close to unheard of elsewhere on this coast at this level. Apartments barely register. With half the plan still unbuilt, this is one of the few addresses where a buyer can choose between a finished house and the ground to put one on.
That choice will not last indefinitely, and it sits inside a wider pattern rather than apart from it. Every prime address on this coast is describing the same thing at the moment, in its own numbers: less coming to market each quarter than the quarter before, against demand that has not slowed to match. Here the arithmetic is starker than most, because the ceiling is fixed by a thirty five year old plan rather than by anything a developer could still change. Four hundred and twenty homes was always the limit; two hundred and thirty stand; the plots still available are the last of a supply that was never going to be replenished.
What that ceiling has done to individual houses shows in what the best of them make. Villa Cullinan, designed by Tobal Arquitectos and named Best Residential Property in Europe at the International Property Awards, sold in 2021 for around €32 million. Villa Unico, nine bedrooms with both indoor and outdoor pools, changed hands more recently for close to €30 million. Neither is typical of the estate, but both show what the top of this market will pay for a house that is genuinely singular.

What it costs to own
The figure nobody official publishes
Every buyer asks what a house here costs to hold, and no public body answers it. We can, because we record it. Across the La Zagaleta listings that publish their running costs, the median annual property tax, the IBI, is €8,129, and the median community charge is €7,848. Together that is €15,977 a year before utilities, staff, pool and garden.
It is the heaviest figure we hold anywhere in this series, and both halves are heavy for the same reason: the size of the ground underneath. El Madroñal, the neighbour on the same road, runs at €6,784 a year, La Quinta at €4,125. What sits inside a community charge and what the club bills separately is not uniform here, so read both.
None of that is a reason to hesitate. It is a reason to know the number before you make an offer rather than after, and to have it in front of you when a seller’s agent calls the fees modest.

Typical is the median asking price per built square metre for houses and villas listed in each area (apartments where an area has no villa stock) as at 8 August 2026; running costs are the median annual IBI plus community charge where enough listings publish them. From our own records.
Camoján aside, these addresses ask within a few hundred euros a square metre of each other, which means the asking price is not what separates them. Two things do. The first is the running cost in the right hand column: La Zagaleta is the largest of the six by a wide margin and the only one where the golf, the riding and the clubhouses sit inside the same boundary as the house, and that is what it costs to keep. The second is the thing no column can show. Sierra Blanca is gated but it sits above the Golden Mile and the town runs up to meet it, so you are minutes from the sea and never far from other people. La Zagaleta is a closed hillside twenty minutes inland where the boundary is the point. On price the two are nearly the same purchase. In daily life they are not the same purchase at all, and that, rather than the euro per square metre, is the decision.

Three buyers, and what La Zagaleta gives each of them
The private household.
If the reason for buying is that nobody should see the house, the drive or the people arriving at it, this address was designed around that question rather than retrofitted to it. Privacy and security are the estate’s whole premise, and we keep the same discretion our clients here expect: we describe what the ground gives you, not the arrangements behind the gate.
Business wealth, not the guest list.
The estate is written about as though it were a resort for the famous, and that is the part outsiders most reliably get wrong. Several of the celebrity names attached to it in circulation do not own here at all, and at least one of the most repeated never did. What the ownership actually looks like, in our own dealings on this hillside, is industrialists, founders and financiers, people who are substantial without being public, and a number of whom are known well beyond Spain in their own industries and not at all outside them. That is the more useful thing to understand about the place, and it is also why an agent who trades on knowing who lives behind which gate is the wrong agent for it.
The family that wants the outdoors.
Two golf courses, a riding club with its own school, woodland tracks, and children able to move around inside a boundary rather than along a coast road. It answers a question the beachfront cannot, and asks one back: whether you want a twenty minute drive to everything else.
The long hold.
Supply is fixed by a plan drawn thirty five years ago and by geography. Four hundred and twenty is the ceiling, two hundred and thirty stand, and the rest of the nine hundred hectares is golf, woodland and hillside.

No. La Zagaleta is in Benahavís, its own municipality with its own town hall and its own planning framework, and it is reached from the Ronda road above San Pedro de Alcántara rather than from the coast road. Marbella and Puerto Banús are each about twenty minutes by car.
How far is La Zagaleta from Puerto Banús?
About twenty minutes by car, with the centre of Marbella a similar distance and the Golden Mile around twenty five minutes. Those are drive times rather than fixed distances, so they move with the traffic, and there is no train, so plan on driving.
How many houses are there in La Zagaleta?

Does La Zagaleta have its own golf?
Two eighteen hole courses, both private to residents and members. The older is par 72 over 6,039 metres, by Bradford Benz and redesigned by Marc Westenborg in 2016. The second, registered as Los Barrancos de la Zagaleta, is par 70 over 5,391 metres by Gaunt and Marnoch, inaugurated in 2005.
Can I buy a plot and build my own house?
Yes, and it is one of the few addresses at this level where you still can. About a hundred and ninety of the four hundred and twenty homesites have never been built on, and plots are usually a meaningful share of what is for sale at any moment. Expect two separate approvals, the town hall’s building licence and the estate’s own architectural standards, and expect a project measured in years rather than months.
What does land cost in La Zagaleta?
Across the homesites we hold records for, the ground runs from about €350 to about €850 a square metre, with the middle near €515. Plots are large, from a little over 3,000 square metres to more than 15,000, and the middle of the market asks a little over €3m for one before anything is built on it.
How does La Zagaleta compare to Sierra Blanca?
On asking prices they are closer than their reputations suggest, within a few hundred euros a square metre of each other. The real difference is not price. Sierra Blanca is gated but sits above the Golden Mile with the town running up to meet it, so you are minutes from the sea. La Zagaleta is a closed hillside about twenty minutes inland, where the boundary and the space inside it are the entire point. Running costs differ sharply too, and that is the column most buyers underestimate.
Is there really a helipad, and what is it used for?
There is, and it was named in the founding plan alongside the golf and the riding club, which is rare: very few addresses on this coast were drawn with air access in mind before the first house went up. It is used for owners arriving directly rather than by road, and as the fastest way off the hillside in a genuine emergency. Málaga airport is a few minutes by air against the better part of an hour by car, which is the whole point of it.
What wildlife is on the estate?
More than most buyers expect. Deer graze openly beside the older golf course, and there are wild boar, mouflon on the higher ground, pheasant and eagle owls. The populations are managed rather than accidental, which is why they are still here after thirty five years of building. The woodland is fir and centenary oak with streams and natural ponds running through it.

Does buying a house include club membership?
Do not assume it does. The club runs golfing and non-golfing membership, reserved for residents with a limited number of places kept for non-owners, but the estate does not publish what membership costs or whether it comes with a house or is bought separately. It is the one significant cost at this address that is not advertised anywhere, so make it an explicit question before you sign, and get the answer in writing rather than in conversation.
What happens in a medical emergency up there?
Better than the distance suggests, and it is worth knowing before you rule the address out on those grounds. The estate maintains medical arrangements including an affiliation with a private hospital group and a medical helicopter able to reach a private clinic in Marbella in about ten minutes. Benahavís also has its own health centre in the village, with Hospital Costa del Sol in Marbella as the referral hospital.
Can you rent a house in La Zagaleta?
Yes. Houses on the estate let on long term contracts, and they also let for extended periods such as a summer, which is the way a good many families take one before they ever consider buying. What they are not is cheap, and the number of houses genuinely available at any moment is small, because this is an estate of a few hundred homes rather than a rental market.
