Marbella’s luxury tourism sector has received another major boost as the Boho Club, one of the Golden Mile’s most distinctive boutique hotels, has been granted permission for a transformative expansion that will multiply its size more than eightfold.
During a session held on 11 November 2025, Marbella’s Town Hall approved the Urban Transformation Project (ATU-RI) for the property, marking a pivotal step in one of the most significant hospitality developments on the coast in recent years. The green light follows a public consultation period and sets the stage for construction once the building permit is secured.

From boutique hideaway to landmark resort
Currently operating with just 20 rooms, nine suites and nine bungalows, the Boho Club will evolve into a full-scale 250-room luxury resort. The expansion will cover an additional 25,000 square metres, bringing the total plot size to more than 42,000 square metres within the area historically known as the Swedish Forest Centre.
The project is spearheaded by CFS Marbella Hotel Property SL and CFS Residential Property SL, both owned by Boho Group AB (formerly Quartiers Properties AB), the Scandinavian investment firm listed on Nasdaq First North Stockholm since 2017.
According to documentation submitted to the council, the planned investment will range between €47.4 million and €86.7 million, depending on the final buildable area. Roughly 50% of that space will be dedicated to public and shared facilities, including restaurants, commercial spaces, wellness areas and landscaped gardens.
Urban and environmental integration
The new design promises a sustainable, low-impact approach that blends architecture with its natural surroundings. A total of 6,275 square metres of green zones within the Swedish Forest Centre will be preserved and integrated into the project.
Infrastructure improvements form a key part of the plan. A new roundabout will be built on the old N-340 road at the junction leading to Puerto Banús, designed to ease congestion and improve accessibility to one of Marbella’s busiest corridors.
Councillor for Urban Planning José Eduardo Díaz described the project as “an action of great importance for the town,” noting that it “creates a new hotel space of the highest level, sustainable and fully integrated into its environment.” He added that it meets key objectives for the municipality — enhancing the city’s hotel offering, protecting green areas, and improving traffic flow in a strategic zone.

A new chapter for Marbella’s hotel sector
The Boho Club’s expansion represents another milestone in Marbella’s continuing repositioning as a high-end, design-led destination. Over the past three years, the city has seen record tourism figures and renewed investor appetite for luxury hospitality, from the recent redevelopment of the Hotel Don Miguel into Club Med Magna Marbella to the upcoming Four Seasons Resort project east of town.
Once complete, the enlarged Boho Club is expected to join this new generation of next-level resorts redefining the Golden Mile — merging art, architecture and lifestyle in a distinctly contemporary format.
For Boho Group, the project marks a long-term commitment to Marbella’s transformation as a year-round, globally competitive destination. With planning approval now secured, the next milestones include final project approval and the submission of the building licence, paving the way for construction to begin.
A measured but confident outlook
Looking ahead to Q4 2025, the report projects continued resilience with a shift toward measured, sustainable growth. External pressures such as higher financing costs and global economic uncertainty may temper sentiment, but the underlying fundamentals—limited supply, strong foreign demand and consistent rental performance—remain firmly supportive.
Marbella, Estepona and Benahavís together define a maturing, globally sought-after real estate corridor. For investors, this period of stabilisation represents an opportunity to secure premium assets before the next growth cycle begins.
