Asking prices across the agency networks we track, as at 30 July 2026. Bars span the middle half of each peer group; the line marks the median. The first bar covers apartments and houses together, so a house will often sit high on it.

Community fees €960 – €4,332 a year · median €2,472 · 53 listings

These are the averages across ALL houses in Guadalmina that disclose a figure, not this property alone. Where a bill for this one is on file it is shown against that range so you can see where it sits. Bills follow the rateable value and the community budget, so two neighbours can differ; we will get you the actual figures before you commit.

Registered sale prices across Marbella, October 2025 to April 2026. Real money paid and recorded, not asking prices. The deed count is a measure of our coverage of the register, not of how many homes sold, and deeds register some months after the sale, so this is one pooled figure for the whole window rather than a monthly line.

Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.

About this property

A three bedroom penthouse on the top floor of block three, with more terrace than interior and the golf running away below the parapet.

The scheme is a small gated community of thirty four apartments built on a shallow terrace above the Guadalmina golf courses, laid out so that the blocks step down the slope and the living rooms all face the same way, south towards the valley and the sea beyond it. It is a quiet address that still leaves you five minutes from San Pedro and ten from Puerto Banus.

This is the top floor, and the plan is built around the outside. Terraces wrap three sides of the apartment: a long one running the full length of the south facade, deep enough for a dining table at one end and seating at the other, and two more taking the corners, so wherever the sun is there is somewhere to sit in it or out of it. The reception room opens onto the longest of them through a full width sliding wall, with the kitchen open alongside.

Three bedrooms sit down a hall on the quiet side, the principal with its own bathroom and a fitted dressing wall, and a second bathroom serves the other two. There is a separate laundry off the kitchen.

The community is finished to a contemporary standard, with a communal pool, a gym, a coworking room and a chill out area, and the entrance and grounds are covered by cameras around the clock.

Two parking spaces are included, numbers fifteen and sixteen. A storage room is available as an option.

What is the difference between Guadalmina Baja and Guadalmina Alta?

Baja is the sea side of the coast road, between the A-7 and the beach, and it is mostly detached villas on generous plots with the older golf holes running through it. Alta is the mountain side of the same road, built around the North Course, and it is more mixed, with townhouses and apartment communities alongside the villas. The Catastro records the earliest building in Baja in 1960 and in Alta in 1965.

Is Guadalmina a gated community?

It is a residential area rather than a single gated development, with a number of separate gated communities inside it and a great many individual villas that are not gated at all. Arrangements differ street by street, so ask us about a specific address before you decide.

Which municipality is Guadalmina in?

Marbella. The Guadalmina river is the boundary with Estepona, and the ministry’s own coastal survey for this stretch is titled from the Estepona boundary at the Guadalmina to the Guadaiza. Anything on the far bank of the river is Estepona and is taxed, planned and administered separately, which is worth knowing before you compare two houses that look like neighbours.
