The place

The address people mean when they say above the Golden Mile

Sierra Blanca is the address most people mean when they say they want to be above the Golden Mile. It sits on the slope between the boulevard and the mountain, close enough to walk down to the beach clubs and far enough up to hear nothing from them.

What makes it unusual is not the houses, it is the density, or rather the lack of it. The site was drawn up for two thousand homes and fewer than five hundred were ever built, and everything people like about the place follows from that one decision.

This guide sets out how it came to be, what living here is actually like, and what the numbers say, including the running costs that no official body publishes and that we hold ourselves.

Between the boulevard and the mountain

The hillside read west to east, along the slope rather than out to sea, with the coast below for orientation. Sierra Blanca sits in the middle of it, Nagüeles to the west, Cascada de Camoján above and to the east, and the whole of the Golden Mile within ten minutes.

How it came to be

Planned for two thousand, built with fewer than five hundred

For most of its life this hillside was olive terraces. The 1956 flight shows field boundaries and carob trees where the avenues run now, and the first houses do not appear until the seventies, by which time the coast below had already been famous for twenty years.

The land changed hands in the town’s most difficult decade, and Marbella has spent the thirty years since putting that period behind it. What matters for the hillside is what happened next. When it passed to Pedro Rodríguez the planning consent to turn it into plots for a villa estate was granted properly, and the estate that followed became one of the genuine success stories of the modern town.

He had started on this coast at Sotogrande in 1985, and the aim he set himself was not modest. He said he wanted to build not another urbanisation but the best one, and the proof is in what he did not build. The site was drawn for around two thousand homes and fewer than five hundred went up, and every quality people come here for follows from that single decision. The plots are large because the density was given away, and the space is not a marketing line, it is arithmetic.

The firm is now run by his sons Carlos and Luis, and it is the same house behind the Karl Lagerfeld villas and the Dolce & Gabbana and Fendi residences arriving on the Golden Mile, so the family that shaped this hillside is shaping the coast below it. In August 2026 Marbella’s council voted to name a street after him, and the mayor spoke about what he had done for the town rather than for the property market.

Living here

Built for February as well as August

The hillside answers the question most families actually have, which is whether you can live here all year, and it can. Two of the coast’s best known international schools sit on this slope: Swans International has its primary school inside Sierra Blanca itself, and the British International School of Marbella is in Nagüeles, next door. Both put a good school within a few minutes of home, which on this coast is rarer and more valuable than it sounds.

The private healthcare is close and good. Quirónsalud Marbella and Hospital Ochoa are both a short drive down the hill, HC Marbella is by Puerto Banús, and Helicópteros Sanitarios has run a 24 hour home doctor and ambulance service from Puerto Banús since 1988. Between them you have emergency cover, specialists, imaging and a doctor who will come to the house.

Getting around is built for short journeys. The old town and Puerto Banús are each about ten minutes by car, the Golf Valley fifteen, and everything on the Golden Mile is downhill. Málaga airport is about forty minutes east and Gibraltar around an hour west. There is no train to Marbella, so a car, or a driver, is part of life here.

The weather is geography rather than luck. The Sierra Blanca mountains, with La Concha at their centre, curve around the town like a wall and shelter it from the cold northerlies that reach the rest of the coast. The estate sits directly beneath that wall, and it shows in the winters.

Ten minutes to Banús or the old town, forty to Málaga airport, an hour to Gibraltar. A car is part of life.

The Golden Mile beach clubs are the closest, five to ten minutes downhill, and you come home to quiet afterwards.

Two numbers both get called “the price” here, and setting them side by side without saying which is which is how a guide contradicts itself. So they are kept apart, and because registered sale prices are only published by postcode, this address shares its deed figure with the whole Golden Mile. Its own asking prices are its own.

What buyers actually paid

Registered sale prices are only published by postcode, and postcode 29602 covers Sierra Blanca together with the Golden Mile and Nagüeles. So the deed figure below is for the whole district rather than for Sierra Blanca alone. Across it, homes completed this year at a typical €5,475 per square metre, 17 per cent above Marbella as a whole. Houses went for €5,125 over an average 410 square metres, against €4,924 for a Marbella house.

Read the two panels together and the lesson is the usual one: asking prices run over standing stock, which quietly accumulates every overpriced home that never sells, while deeds count only what traded. What it costs to own

The figure nobody official publishes

Every buyer eventually asks what a house here costs to hold, and no public body answers it. We can, because we record it. Across the Sierra Blanca listings that publish their running costs, the median annual property tax, the IBI, is €3,821, and the median community charge is €6,144. Together that is €9,965 a year before utilities, staff, pool and garden.

It is the heaviest running cost on the hillside by a distance. Nagüeles, next door, runs at €3,597 a year on the same measure, and the Golden Mile at €6,967. The difference is mostly the community charge: the gated communities inside Sierra Blanca carry security, gardens and shared pools that a stand alone villa in Nagüeles does not, and the tax bill follows the size of the plot underneath.

None of that is a reason to hesitate. It is a reason to know the number before you make an offer rather than after, and to have it in front of you when a seller’s agent tells you the fees are modest.

Camoján has become the leader in hillside living on price, and Sierra Blanca is the address most people actually ask for by name: larger than Camoján, more established than either neighbour, with the widest choice of stock on the slope at any moment. Which of the four is right depends on how you plan to use the house, and that is a conversation rather than a table.

The year-round home.

The hillside answers the question most families actually have, which is whether you can live here in February as well as August, and it can. The schools are minutes away, the town is five, and the houses were built for space rather than for a season.

The holiday home.

Everything the Golden Mile offers is downhill and close, and the difference is that you come home to quiet. For anyone who has owned on the beach and found the summer too loud, this is usually the answer.

The long hold.

Supply here is fixed in a way almost nowhere else is. The site was planned for two thousand homes and fewer than five hundred were built, and no plan is going to add the rest, so what exists is what there will be.

Is Sierra Blanca a gated community?

Sierra Blanca is a residential estate of individual villas with a number of smaller gated communities inside it, rather than a single gated development. Many of the villas have their own private security, and several of the communities operate their own gated access and round the clock security. Ask us about the arrangements on any specific street before you decide.

How far is Sierra Blanca from Puerto Banús?

About ten minutes by car, and a similar distance from Marbella’s old town in the opposite direction, which is a large part of why the address works so well for year round living.

Do properties in Sierra Blanca have sea views?

Many do, thanks to the elevated position on the hillside beneath La Concha, but the view varies a great deal by plot and by how high up the slope a property sits. Confirm the exact outlook from any specific house before you commit.

What type of property for sale in Sierra Blanca is most common?

Detached villas. Of the 197 resale properties currently listed here, 127 are houses, 42 are apartments and 19 are townhouses, with only 8 plots, which tells you how established the estate already is.
