The Largest Jump in the Golden Triangle

Estepona was the standout performer of early 2025, posting 59 per cent higher sales volume than the year prior, the largest jump anywhere in the Golden Triangle. Sales rocketed from 587 transactions in Q1 2024 to 935 in Q1 2025 as booming development activity and a compelling value proposition attracted buyers in numbers.

That surge pushed Estepona’s quarterly sales to a new high. For a market that had already grown strongly through 2024, adding another 59 per cent on top was exceptional, and the Estepona property market report Q1 2025 is the record of the quarter in which Estepona decisively separated from its neighbours on growth.

The Quarter Estepona Broke Away

Marbella grew 7.8 per cent in the same quarter. Estepona grew 59 per cent.

The difference was not demand, which was strong across the whole Golden Triangle, but the ability to deliver completed homes to meet it.

Estepona had the land, the pipeline and the permitting capacity. Its neighbours did not.

The 935 transactions recorded in the quarter set a new high for the municipality and represented a step change in scale rather than an incremental improvement. Estepona had moved from being a secondary consideration for buyers priced out of Marbella into a primary destination in its own right.

Property prices rose alongside volumes. Estepona’s average prices saw double digit growth, around 12 per cent year on year through 2024, driven by increasing demand. Rising prices and rising volumes together is the signature of genuine demand growth rather than discount driven activity.

What Drove the Surge

Two forces combined. The first was the completion of a series of new residential developments, which added a wave of new build sales to the registered figures. The second was a continued upswing in resale transactions, which meant the growth was not simply a delivery artefact.

The second point is the more important one for judging quality of growth. A quarter driven purely by completions tells you about a construction schedule. A quarter where resale rises alongside completions tells you the secondary market has genuine depth and that buyers are competing for existing stock too.

Prices and the Value Gap

Many new build units were launching at premium price points, yet still around 20 to 30 per cent lower per square metre than Marbella, narrowing the gap without closing it.

Buyers were drawn by what the report of the period described as the bang for buck. You could often get a newer or larger property for the same budget in Estepona than in Marbella, and that value factor was directly reflected in the strong uptick in both sales and prices.

Value as a Market Driver

The Marbella differential is not a marketing line, it is the mechanical driver of Estepona’s volume.

Every increment of Marbella price growth pushes another cohort of buyers west, and Estepona is the only municipality in the Golden Triangle with the supply to absorb them.

That relationship has held in every quarter we have recorded.

Buyer Demographics

Estepona’s buyer mix was a blend of foreign and local, skewed international for coastal and new development areas. A substantial portion of buyers were foreign nationals, mirroring the regional trend of around one third or more.

Northern European buyers were especially prominent, with British, Dutch, Belgian and Scandinavian purchasers holding a large presence in Estepona’s resorts and urbanisations. Top foreign nationalities broadly aligned with the wider Costa del Sol pattern, with British buyers leading, followed by other Europeans.

There was also healthy interest from Spanish buyers, including second home seekers from Madrid and other cities who found Estepona’s newer developments appealing. Estepona has consistently attracted a higher proportion of domestic buyers than Marbella, which broadens the demand base.

The New Golden Mile

Much of the international activity concentrated on the New Golden Mile, the eastern strip running toward Marbella. The area combines proximity to Marbella with Estepona pricing, which is precisely the trade many buyers in this period were looking to make.

The overall buyer profile in these areas skewed younger and more investment oriented than Marbella’s. Many buyers were seeking modern holiday homes or investment property in upcoming areas, drawn by lifestyle and by the expectation of continued appreciation as the municipality developed.

Development Activity

Estepona had by this point seen an influx of investors from beyond its traditional European base, with some North American and Middle Eastern buyers beginning to take note of its growth. Developers responded to demand with resort style communities offering full service amenities.

The municipality’s comparatively efficient permitting relative to its neighbours was a significant factor. Development capacity is not only about available land, it is about how quickly that land can be brought through planning into deliverable homes, and Estepona was demonstrably faster.

Rental and Investment

Estepona’s rental market strengthened alongside its sales market through this period. Long term demand rose as more residents moved to the area for work or lifestyle rather than seasonally, tightening available stock and lifting rents, though they remained below Marbella levels.

For investors that combination is favourable. Rising rents on capital values 20 to 30 per cent below Marbella produce better gross yields on comparable property, which is why a growing proportion of Estepona buyers in this period were explicitly investment motivated rather than lifestyle motivated.

The short term market grew too, helped by Estepona’s improving profile and by the completion of higher end resort product capable of attracting the affluent visitor base that had previously gone to Marbella by default. Any buyer relying on holiday letting income should confirm the tourist licence position and the community statutes before committing, since neither can be assumed.

What Q1 2025 Meant for Buyers and Sellers

For buyers

With hindsight this was one of the better entry points in the Estepona cycle. Prices had risen but had not yet absorbed the full extent of the growth ahead, and the volume of completing developments meant genuine choice was available, which became less true later.

For sellers

Conditions were strongly favourable. Volumes at record levels with prices appreciating at double digits gave sellers real pricing power. The risk, then as now, was benchmarking against new build asking prices rather than comparable completed resale sales.

What Q1 2025 Told Us With Hindsight

Read now, this quarter was the clearest single signal of the structural divergence within the Golden Triangle. Estepona at 59 per cent growth against Marbella at 7.8 per cent was not a story about relative desirability, it was a story about relative supply.

The trajectory recorded in the Estepona property market report Q1 2025 continued. Estepona finished 2025 with 3,466 annual transactions, its second strongest year on record, and the development pipeline that produced this quarter’s growth has kept expanding since.

The Estepona property market report Q1 2025 covers the single most cited quarter in Estepona’s recent history, and it is frequently cited badly. The 59 per cent figure is real, but it measures growth against a comparatively modest Q1 2024 base of 587 transactions.

The more informative comparison is the annual series. Estepona recorded 3,163 transactions across 2024 and 3,466 across 2025. That is meaningful, sustained growth, and it is a far more reliable description of the municipality’s trajectory than any single quarter’s percentage. Quarterly figures in Estepona are noisy by construction. Annual figures are not.
