Tourist Licenced| Aloha, Nueva Andalucía | Charming 2-Bed Townhouse with Partial Sea Views, Pool, Tennis & Parking
Asking prices across the agency networks we track, as at 30 July 2026. Bars span the middle half of each peer group; the line marks the median. The first bar covers apartments and houses together, so a house will often sit high on it.
These are the averages across ALL houses in Nueva Andalucia that disclose a figure, not this property alone. Where a bill for this one is on file it is shown against that range so you can see where it sits. Bills follow the rateable value and the community budget, so two neighbours can differ; we will get you the actual figures before you commit.
Registered sale prices across Marbella, October 2025 to April 2026. Real money paid and recorded, not asking prices. The deed count is a measure of our coverage of the register, not of how many homes sold, and deeds register some months after the sale, so this is one pooled figure for the whole window rather than a monthly line.
Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.
About this property
Located near Sierra Park Hotel, between Aloha Golf Club and Los Naranjos Golf Club. Just 6 minutes by car to Manolo Santana Racquets Club and approximately 9 minutes to Puerto Banús, the Golden Mile and the beach.
A charming 2-bedroom, 2-bathroom townhouse with a tourist license in place, set within El Naranjal, a picturesque gated pueblo-style community in the heart of Nueva Andalucía’s Golf Valley.
El Naranjal is far more than a conventional residential complex. Designed around the character and atmosphere of a traditional Andalusian village, the community is known for its whitewashed architecture, cobbled lanes, vibrant orange trees, mature Mediterranean planting and traditional fountains. It offers an authentic sense of Southern Spain – equally appealing as a charming place to call home or as the kind of distinctive Mediterranean setting visitors come to Marbella to experience.
Beautifully maintained tropical and Mediterranean gardens wind throughout the community, creating a peaceful and established setting filled with palms, citrus trees and bougainvillea. Residents also enjoy a large communal swimming pool, private residents tennis court and communal parking, making El Naranjal particularly appealing both as a permanent home and a Marbella retreat.
The property itself enjoys partial sea views together with attractive outlooks over the surrounding greenery and traditional Andalusian rooftops.
Inside, the home offers a comfortable townhouse layout with plenty of Mediterranean character. The principal suite features a generous walk-in closet, providing excellent storage as well as enough space to potentially be adapted as a nursery, home office, dressing room or other flexible-use area.
The property comprises two bedrooms and two bathrooms, complemented by warm traditional details and an easy indoor-outdoor feel.
The location is one of the property’s biggest advantages. Set in Aloha between Los Naranjos Golf Club and Aloha Golf Club, the home is ideally positioned for golf, sports, restaurants and the extensive amenities of Nueva Andalucía, while Puerto Banús and the Golden Mile are only minutes away.
With a tourist license already in place, this property is an especially appealing option as a Marbella home, holiday retreat or investment opportunity for buyers looking for authentic Andalusian charm, partial sea views, mature gardens and excellent community amenities in one of Nueva Andalucía’s most established residential areas.

Why is Nueva Andalucía called the Golf Valley?
Because three championship courses sit on the floor of it: Las Brisas, opened in 1968 to a Robert Trent Jones design, Aloha, opened in October 1975 and the last course Javier Arana designed, and Los Naranjos, opened in 1977 and named for the orange grove it was built on. The nickname is informal, but Avenida Valle del Golf is on the official street register and the town runs a viewpoint called the Mirador del Valle del Golf.
Is Nueva Andalucía the same as Puerto Banús?
No, although they share the postcode 29660 and were drawn on the same plan by the same hand in the 1960s. Puerto Banús is the marina and the strip around it, at the mouth of the valley. Nueva Andalucía is the valley behind and above. Five minutes apart, and nothing alike.
How far is Nueva Andalucía from the beach?
About five minutes by car to the beaches either side of Puerto Banús. The valley itself has no sea frontage. It begins behind the coast road and climbs from there, which is why it is quiet and why so much of it looks back down to the water.
