These are the averages across ALL houses in Marbella that disclose a figure, not this property alone. Where a bill for this one is on file it is shown against that range so you can see where it sits. Bills follow the rateable value and the community budget, so two neighbours can differ; we will get you the actual figures before you commit.

Registered sale prices across Marbella, October 2025 to April 2026. Real money paid and recorded, not asking prices. The deed count is a measure of our coverage of the register, not of how many homes sold, and deeds register some months after the sale, so this is one pooled figure for the whole window rather than a monthly line.

Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.

About this property

Set back only a hundred metres or so from the sand in Marbesa, this villa is built around the idea that a beach house should feel like one from the moment you step through the door, with sightlines that run straight from the entrance through to the pool terrace and the pines beyond.

Marbesa sits within the quieter beachside pocket of Marbella East, the low rise residential belt running between Elviria and Cabopino that has resisted the high rise development seen further west along the coast. What stands out on a walk through the area is how little of it feels designed for passing traffic. The streets are for residents, the pine cover is old and unmanicured, and the beach itself, reached in minutes on foot, still has stretches of open sand even in high season. A short stroll in either direction brings a handful of long running beach clubs and restaurants, the kind locals return to season after season rather than a more transient scene further along the coast, while the village centre of Elviria supplies everyday shopping, cafes and a pharmacy without anyone needing a car. It suits a family wanting the beach as part of daily life rather than an occasional outing, and touring it on foot makes that immediately obvious.

The villa reads as more contemporary than many of its Andalusian style neighbours, with cleaner lines, larger glazed openings and marble flooring through the principal living spaces, though white walls and a pitched, tiled roofline keep it rooted in the same Mediterranean vocabulary as the rest of the urbanisation. South facing living and dining rooms take in light for most of the day, and the layout is built around a central axis that draws the eye, and the household, straight out toward the garden and pool rather than back into corridors. The kitchen is open to the main living space, finished for a family that cooks rather than caters, and the five bedrooms sit across a quieter wing, each with generous storage and several opening onto their own terrace or balcony.

What sets this villa apart is less any single room than the relationship between the house and the beach itself. With the sand roughly a hundred metres away, mornings here run to the rhythm of a short walk down for coffee rather than a drive, and the villa’s own outdoor spaces, a saltwater pool with timber decking, a jacuzzi, and a covered terrace shaded by mature pines, feel like an extension of that coastal life rather than a garden set apart from it. Light comes in low and warm off the sea for much of the afternoon, filling the terrace and the rooms behind it, and it is that quality of light, more than any fixture, that owners of beachside villas here tend to mention first.

The property includes a two car garage along with separate laundry and storage space, practical provision that keeps the main house free of clutter.
