West-facing second-floor residence in the center of Marbella 300 metres away from the beach
Asking prices across the agency networks we track, as at 30 July 2026. Bars span the middle half of each peer group; the line marks the median. The first bar covers apartments and houses together, so a house will often sit high on it.
These are the averages across ALL apartments in Marbella that disclose a figure, not this property alone. Where a bill for this one is on file it is shown against that range so you can see where it sits. Bills follow the rateable value and the community budget, so two neighbours can differ; we will get you the actual figures before you commit.
Registered sale prices across Marbella, October 2025 to April 2026. Real money paid and recorded, not asking prices. The deed count is a measure of our coverage of the register, not of how many homes sold, and deeds register some months after the sale, so this is one pooled figure for the whole window rather than a monthly line.
Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.

Imagine awakening each morning to breathtaking 180° panoramic views blending the vibrant cityscape of Marbella, majestic mountains, and a glimpse of the shimmering Mediterranean Sea. This 80 m²+ apartment, with its privileged central location just 300 metres from the golden sands of Playa de la Fontanilla and the bustling urban centre, offers an unbeatable blend of convenience and potential. Positioned near the new Marbella Municipal Stadium—currently under renovation to become a 10,000-seat UEFA Category 4 venue by 2026-2027—and the Teatro Ciudad de Marbella (a 480-seat cultural hub hosting theatre, music, dance, flamenco, and opera at Plaza Ramón Martínez), it’s surrounded by essential amenities: bus stops right at the door, supermarkets and schools just 25 metres away, plus easy A-7 access for trips to Puerto Banús or Málaga Airport. In a market where Marbella apartments have seen 15% price growth in 2025, this property promises strong investment value with average yields of 6-11% for rentals.
Boasting high 2.7m ceilings for an airy feel, this south, east, and west-facing second-floor residence (with lift access) is flooded with natural light and features a practical layout: an entrance hall, two bedrooms with fitted wardrobes, one bathroom, an independent kitchen, a spacious living-dining room, and a 12 m² terrace ideal for relaxation. While it requires some modernisation (no gotelé walls, metallic structure allowing for industrial-style exposed beams), it offers immense potential—easily convertible to three bedrooms and two full bathrooms. We have renovation plans to inspire your vision, transforming this into a contemporary haven.

Marbella Centro
Property for sale in Marbella Centro, Marbella: apartments in the town that grew outside the walls, what is for sale now, and deed prices for postcode 29601.
Read the Marbella Centro area guide All property for sale in Marbella Centro
Where exactly is Marbella Centro?
It is the modern town outside the old walls: Avenida Ricardo Soriano and the streets either side of it, the Parque de la Alameda and the Avenida del Mar running down to the beach, the Parque de la Constitución behind, and the marina on the seafront. The walled town at its eastern end has its own guide in this series, and the Golden Mile boulevard begins at its western end.
What type of property is for sale in Marbella Centro?
Almost entirely apartments, in blocks built between the 1960s and the 1990s. Of the 8 resale properties currently filed to the centre in our records, 4 are apartments. That count is a floor rather than a census, because a good deal of central stock is filed to the old town or to a wider municipal label instead, so ask us what is genuinely available.
Why is there no asking price or running cost figure for Marbella Centro?
Because we will not publish a median from too few listings. Our supply database has no dedicated label for the town centre, and the bare “Marbella” label it does have covers the whole municipality, so folding it in would give you a Marbella-wide number wearing a Marbella Centro label. The same applies to running costs: not enough central listings publish their IBI and community charge. The registered deed figures on this page are official and cover postcode 29601, which is central Marbella together with the old town. For any specific flat we will get you the exact IBI, the community charge and whether a derrama for works is in the offing, before you make an offer.
