Asking prices across the agency networks we track, as at 30 July 2026. Bars span the middle half of each peer group; the line marks the median. The first bar covers apartments and houses together, so a house will often sit high on it.

IBI €380 – €700 a year · median €500 · 149 listings
Community fees €2,856 – €5,256 a year · median €3,900 · 169 listings

These are the averages across ALL apartments in Benahavis that disclose a figure, not this property alone. Where a bill for this one is on file it is shown against that range so you can see where it sits. Bills follow the rateable value and the community budget, so two neighbours can differ; we will get you the actual figures before you commit.

All homes €3,561/m² €2,751 to €4,438 · 144 deeds
Houses €4,162/m² €2,885 to €7,324 · 36 deeds
Apartments €3,496/m² €2,703 to €4,248 · 107 deeds

Registered sale prices across Benahavis, October 2025 to April 2026. Real money paid and recorded, not asking prices. The deed count is a measure of our coverage of the register, not of how many homes sold, and deeds register some months after the sale, so this is one pooled figure for the whole window rather than a monthly line.

Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.

About this property

A ground floor home on the Alborada hill that turns its back on the road and opens instead onto a private garden, a private pool and an uninterrupted run of sea.

Tiara is a gated scheme of fifty six three and four bedroom homes, arranged across seven blocks with only two properties to each floor, which is the detail that shapes how the place feels. There is no shared landing traffic and no sense of a corridor. The communal side is generous without being ostentatious: two outdoor pools, one for adults and one for children, an indoor pool, a spa with Turkish bath and sauna, a fully equipped gym, a co-working room and underground parking. Walking the gardens, what registers first is how quiet it is for somewhere this close to the golf valley, and how far the view carries on a clear afternoon, out past Gibraltar to the Moroccan coast.

This apartment sits on the ground floor of block four and lives more like a small villa than a flat. The reception room runs to a covered terrace that steps down to lawn, so the garden reads as an extension of the living space rather than something looked at through glass. The kitchen is open to the dining area and finished to the standard the scheme sets throughout.

Three bedrooms, all with fitted wardrobes, three bathrooms and a guest cloakroom. The principal suite takes the southern corner and holds the view from the bed. Aerothermal underfloor heating runs throughout and the air conditioning is hot and cold, the sort of specification that dates well.

The garden is the point of the property. It is level, planted, and carries its own pool, which is a rare thing at this height and gives the home a privacy the upper floors cannot match.

A parking space and a storage room are included.

Is La Quinta in Marbella or Benahavís?

Benahavís. The Catastro records the golf course and the land around it in Benahavís, postcode 29679, although you reach the valley from San Pedro and most residents treat Marbella as their town. The official street register carries an area called La Quinta Golf in both callejeros, Marbella’s and Benahavís’s, so the boundary runs through this valley. Establish which side a house sits on before you offer, because the town hall that handles its licences and bills its IBI follows the plot.

How far is La Quinta from Puerto Banús and San Pedro?

About ten minutes to either. San Pedro is roughly four kilometres down the valley and Puerto Banús roughly eight, with Nueva Andalucía in between. Benahavís village is a quarter of an hour the other way, Málaga airport around an hour east.

Is La Quinta a gated community?

No, it is a valley of several separate communities with a golf course through the middle of it, rather than one gated development. Many blocks and clusters have their own gate, gardens and charge, and the villa ground above is different again. Ask us about the specific community, because fees and security vary a great deal within one address.
