Turnkey Project for sale in Estepona Old Town
Homes sold in Estepona. Achieved deed prices, Notariado, year to date. Deed prices cover every sale in that postcode at every level, so a prime property will sit far above them. That gap is a difference in what is being counted, not a verdict on the price.
Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.

Is Estepona a good place to live all year?
It is one of the few places on this coast that genuinely works in winter, because it is a functioning town rather than a resort. It has its own hospital, opened in 2021 and serving six municipalities, its own market hall, state schools in the town, a town hall and a pedestrianised old quarter with more than a hundred and thirty streets remodelled since 2012. Very little of it closes out of season.
How far is Estepona from Málaga airport and from Marbella?
Around fifty minutes to an hour to Málaga airport on the AP-7 toll motorway, about twenty five minutes to Marbella and twenty to San Pedro de Alcántara going east, and about three quarters of an hour to Gibraltar going west. There is no train west of Fuengirola, so a car, or a driver, is part of life here.
What are the murals in Estepona?
They are the Ruta de Murales Artísticos, a municipal open air collection painted on the gable ends of residential blocks. The council counted sixty two works in March 2022 and the route has kept growing through an international competition that drew a record hundred and sixteen entries from a dozen countries. The largest, Día de Pesca, covers six blocks with almost a thousand square metres and is the biggest vertical mural surface in Spain.
