Asking prices across the agency networks we track, as at 30 July 2026. Bars span the middle half of each peer group; the line marks the median. The first bar covers apartments and houses together, so a house will often sit high on it.

Community fees €1,992 – €4,128 a year · median €2,988 · 223 listings

These are the averages across ALL houses in Benahavis that disclose a figure, not this property alone. Where a bill for this one is on file it is shown against that range so you can see where it sits. Bills follow the rateable value and the community budget, so two neighbours can differ; we will get you the actual figures before you commit.

Registered sale prices across Benahavis, October 2025 to April 2026. Real money paid and recorded, not asking prices. The deed count is a measure of our coverage of the register, not of how many homes sold, and deeds register some months after the sale, so this is one pooled figure for the whole window rather than a monthly line.

Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.

About this property

Arthur Casas is not an architect who repeats himself, and this house on a steep El Madroñal plot is unmistakably his: strong horizontal planes, a deliberate compression at the entrance, and then release into light and distance.

El Madroñal sits four hundred metres above the coast on a wooded escarpment behind Benahavís, a gated estate laid out in the nineteen eighties across roughly two hundred and fifty unusually large plots. Its founding principle was that the woodland should stay, and it has, so pine, olive and cork oak now screen one house from the next almost completely. There is one manned entrance, staffed around the clock, and behind it a network of quiet lanes that carry only residents. The elevation brings cooler summer evenings than the seafront and a clarity of air that people notice within minutes of arriving. The Sierra de las Nieves begins at the estate boundary, so the walking and riding country is immediate.

The house is arranged across several levels so that social and private life never collide, while the eye still travels through the building uninterrupted. Floor to ceiling glazing frames the Mediterranean on one side and the Serranía on the other. The main level is a single open configuration holding a bespoke kitchen with a minimalist island, a formal dining space and a living room that reads as the architectural centre of the house, opening directly onto the principal terrace where a linear infinity pool is set into the structure rather than added beside it. An outdoor kitchen and dining area extend the same level for larger gatherings.

Below, five bedroom suites each have their own bathroom, arranged around a family lounge that works as a quieter second sitting room. A dedicated fitness suite with its own bathroom and a separate media room complete the floor, so exercise and cinema do not intrude on the bedrooms.

The lower level holds a garage for four cars with generous storage behind it. A central lift links every floor, including the roof, which matters more than it sounds on a house built into a slope. At the top, the rooftop solarium is a full three hundred and sixty degree deck with a fire pit and a shaded chill out area, and it is where most owners end up at the end of the day.

The house is delivered turnkey, which suits a buyer who wants a finished architectural statement rather than a project. It works equally as a permanent home or a serious second residence, and the separation of levels makes it unusually comfortable for extended family.
