Asking prices across the agency networks we track, as at 30 July 2026. Bars span the middle half of each peer group; the line marks the median. The first bar covers apartments and houses together, so a house will often sit high on it.

Community fees €1,200 – €4,560 a year · median €1,884 · 149 listings

These are the averages across ALL apartments in Marbella that disclose a figure, not this property alone. Where a bill for this one is on file it is shown against that range so you can see where it sits. Bills follow the rateable value and the community budget, so two neighbours can differ; we will get you the actual figures before you commit.

All homes €3,425/m² €2,632 to €4,630 · 605 deeds

Registered sale prices across Marbella, October 2025 to April 2026. Real money paid and recorded, not asking prices. The deed count is a measure of our coverage of the register, not of how many homes sold, and deeds register some months after the sale, so this is one pooled figure for the whole window rather than a monthly line.

Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.

About this property

The last home left in the scheme, a ground floor apartment at Cabopino with more outdoor space than indoor and a garden of its own off the living room.

Aruna is a small gated community of twelve homes on the golf at Cabopino, at the eastern end of Marbella where the pine woods come down to the dunes and the marina sits a few minutes below. Twelve homes is the point of it. There are two saltwater pools with decking in technological timber and bamboo, sunbeds and parasols in the gardens, a social club and a fully equipped gym, and that is the whole of the community, so it never feels busy.

This apartment sits on the ground floor of block two and is the largest layout in the scheme. The kitchen is open to a living and dining room of nearly sixty square metres, which runs out to a covered terrace of eighty square metres and then to an open one beyond it, so the outdoor space is usable from morning to night and in any weather. A private garden wraps the corner.

Three bedrooms, each with its own bathroom, and the principal has a dressing room. There is a separate technical room for the plant.

The building carries an A energy rating. Hot water is aerothermal and photovoltaic panels cover part of the consumption in the common areas. Flooring is large format porcelain stoneware, seventy five by seventy five, with an anti slip version outside. Windows are lacquered aluminium or PVC with thermal breaks and double glazing, and the bedrooms have electric shutters.

Two parking spaces and two storage rooms are included.
