These are the averages across ALL houses in Estepona East that disclose a figure, not this property alone. Where a bill for this one is on file it is shown against that range so you can see where it sits. Bills follow the rateable value and the community budget, so two neighbours can differ; we will get you the actual figures before you commit.

Homes sold in Estepona. Achieved deed prices, Notariado, year to date. Deed prices cover every sale in that postcode at every level, so a prime property will sit far above them. That gap is a difference in what is being counted, not a verdict on the price.

Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.

About this property

What sets this villa apart is how much of it is designed to be lived outdoors, the terrace wrapping the building rather than sitting as a single slab beside the pool, so the sea stays in view from almost every point on the ground floor.

Bel Air occupies the inland flank of the New Golden Mile, the corridor of coast running between Estepona and the Marbella side of Puerto Banus, and it reads as one of the area’s more understated addresses. Rather than the manicured uniformity of some newer developments, it mixes long established villa plots with contemporary rebuilds behind hedges and stone walls, so no two streets look quite alike. Its appeal has less to do with spectacle than with ease, a short run down to the sand, a choice of golf at Los Flamingos and El Paraiso within minutes, and a paddle and tennis club that gives the neighbourhood a genuine community rather than a purely residential one. It is close enough to Puerto Banus for an evening out and quiet enough to come home to, which is precisely the trade many buyers on this coast are trying to make.

The villa is built around its outlook. From the entrance the ground floor opens straight through to the terrace and pool, with the kitchen positioned so that whoever is cooking is never cut off from the room or the view beyond it. Sliding glass runs the width of the living and dining space, and in the evening, with the doors open and the terrace lights low, the boundary between the two effectively disappears. Materials throughout favour warm stone and timber over anything cold or overly polished, in keeping with the coastal setting rather than a generic modern template.

Upstairs, the bedrooms are arranged to share in the same outward focus. The principal suite has its own private terrace, deep enough to hold a table for breakfast rather than a token balcony, and the remaining bedrooms, all with en suite bathrooms, are positioned to catch either the sea or the garden below. None of them back onto a corridor wall with no outlook of its own, which is unusual at this size.

The defining feature, though, is the terrace itself. It runs continuously around two sides of the villa, linking a dining terrace, a lounging area beside the pool and a quieter corner shaded for the middle of the day, so the outdoor space can hold a family lunch, an evening drinks party and a solitary morning coffee without any of them feeling like they are competing for the same spot. The pool sits slightly lower than the house, so from the upper terrace the water, the garden and the sea line stack into a single view, and at sunset that stacking is the villa’s best trick.

Private garage parking is included within the plot, along with storage space suited to bicycles, beach equipment and the general clutter of coastal life kept out of sight.
