Asking prices across the agency networks we track, as at 30 July 2026. Bars span the middle half of each peer group; the line marks the median. The first bar covers apartments and houses together, so a house will often sit high on it.

These are the averages across ALL houses in Estepona East that disclose a figure, not this property alone. Where a bill for this one is on file it is shown against that range so you can see where it sits. Bills follow the rateable value and the community budget, so two neighbours can differ; we will get you the actual figures before you commit.

Homes sold in Estepona. Achieved deed prices, Notariado, year to date. Deed prices cover every sale in that postcode at every level, so a prime property will sit far above them. That gap is a difference in what is being counted, not a verdict on the price.

Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.

About this property

Set on rising ground within Bel Air, this villa was built to put its upper floor level with the horizon, so that the Mediterranean reads less as a view than as a constant, shifting presence in the room.

Bel Air sits on the inland side of the coastal road along the New Golden Mile, the stretch linking Estepona to the orbit of Marbella and Puerto Banus, and it has long been one of the quieter, more grown-in corners of that corridor. Established plots, mature planting and a mix of Andalusian farmhouses and newer contemporary builds give it a settled, residential character rather than a resort one. Walking its streets, you notice how little it advertises itself, no billboards, no gated show-village feel, just gardens spilling over low walls and birdsong instead of traffic. The beach is a short stroll away, the Los Flamingos and El Paraiso fairways unfold just inland, and a well used paddle and tennis club gives the area a local, sporting rhythm that visitors often mistake for exclusivity when it is really just habit. For a family wanting proximity to Puerto Banus and Marbella without living inside either, it is a considered choice.

Inside, the principal living floor faces due south, and the architecture leans into that orientation rather than fighting it. Glazing runs floor to ceiling across the main facade, folding back completely where the living and dining areas meet the terrace, so that on a still evening there is effectively no wall between the two. The kitchen sits to one side of this open volume, built for a family that cooks rather than one that merely photographs a kitchen, with a discreet utility zone tucked behind it for the mess that entertaining actually creates.

The bedrooms are distributed to give each one genuine separation rather than the shared-corridor feel common to newer builds nearby. The principal suite occupies the upper floor and takes the best of the view for itself, with a dressing area and bathroom that feel more like a private wing than an add-on. The remaining bedrooms, all en suite, are sized for adults rather than treated as an afterthought.

The pool terrace is the villa’s clearest asset. It catches the sun from midmorning through to dusk, angled so the water appears to run toward the sea line beyond it, with enough shaded and open terrace around it to host without anyone feeling herded indoors. Mature planting along the boundary gives the garden privacy without blocking the view, a harder balance to strike than it sounds on a plot this exposed to the coast.

Private parking is provided within the plot, with covered garage space for more than one car and additional storage for the overflow of coastal living, from bikes to pool equipment.
