These are the averages across ALL houses in Nueva Andalucia that disclose a figure, not this property alone. Where a bill for this one is on file it is shown against that range so you can see where it sits. Bills follow the rateable value and the community budget, so two neighbours can differ; we will get you the actual figures before you commit.

Registered sale prices across Marbella, October 2025 to April 2026. Real money paid and recorded, not asking prices. The deed count is a measure of our coverage of the register, not of how many homes sold, and deeds register some months after the sale, so this is one pooled figure for the whole window rather than a monthly line.

Three different measures, shown separately because they are not comparable: what sellers ask, what deeds record, and what valuers assess. The last two cover a whole postcode and a whole municipality at every price level, so a prime property will always sit well above them.

About this property

A 1980s townhouse reworked in 2025 around warm timber, natural stone and concealed light, opening onto its own terraces on every level above the Golf Valley.

Altos de Aloha belongs to the generation of low rise communities that gave Nueva Andalucia its residential character, and it has aged into one of the settled addresses of the valley. The homes are gathered behind a gate around communal gardens and a shared pool, with white walls and clay tile roofs in the Andalusian village tradition. What strikes you on arrival is how mature the planting has become, with cypress and palm rising above the rooftops.

Behind that traditional face the interior is entirely of the present day. A hall on the ground floor leads past a guest bedroom and its bathroom before the house opens into one long room running from the kitchen through to the garden terrace. Timber panelling, a wall of wine and lines of soft light give the space its warmth, and underfloor heating runs throughout. The kitchen is built around a substantial island in timber and travertine, the sort of arrangement that means nobody cooks alone.

A sculptural timber staircase climbs to the two principal bedrooms on the upper floor. The main suite has its own terrace behind sliding glass, a freestanding bath and a bathroom finished in stone, while the second bedroom has its own bathroom with twin basins. The joinery in both has clearly been considered, a level of detail that dates well.

The outdoor rooms are what set this house apart. Facing south west, the ground floor terrace carries a dining table and lounge beneath a covered porch and folds open to the living room, with a clipped hedge for privacy beyond. The upper terrace catches the evening sun, and the staircase continues to a private solarium on the roof with a wide outlook across the valley towards the hills.

A carport serves the house within the community.
