What You Can Buy in Marbella and the Costa del Sol

The market here is broader than its reputation suggests. At the top sit the hillside villas of Sierra Blanca, La Zagaleta and Cascada de Camoján, large private plots with mature gardens and, in most cases, views that run from the mountains to the sea. Below that lies a deep and varied supply of apartments and penthouses, from beachfront communities on the New Golden Mile to golf-side developments in Nueva Andalucía.

Townhouses occupy the middle ground and tend to offer the best value per square metre, particularly in the established urbanisations built through the eighties and nineties. Building plots still reach the market in Benahavís and in the hills behind Estepona, for buyers who would rather commission a house than buy one. New-build and off-plan stock has grown considerably over the past decade, and much of it is finished to a standard that resale properties struggle to match without renovation.

Where to Buy on the Costa del Sol

Marbella divides broadly into east and west. To the west, the Golden Mile runs from the town towards Puerto Banús and remains the most established address on the coast, with Sierra Blanca and Nagüeles rising behind it into the foothills of La Concha. Cascada de Camoján sits higher still and is among the most private enclaves in Marbella, while Puente Romano offers resort living directly on the beach.

Further west, Nueva Andalucía fills the Golf Valley and suits families and golfers in roughly equal measure. La Quinta climbs into Benahavís above it, and La Zagaleta occupies the top of that same hillside as the most exclusive gated estate in southern Spain.

East of Marbella the pace changes. Los Monteros is the established name here, known for its beach club and for large plots set among mature subtropical planting. Beyond it, Elviria and Cabopino continue the same pattern at more accessible prices. To the far west, Estepona and the New Golden Mile have absorbed most of the coast’s new-build activity and remain the strongest argument for value.

How We Work With Buyers

A great deal of what sells on this coast never reaches a portal. Owners at the upper end are often reluctant to advertise, and the right house is frequently the one that has not been listed yet. We have advised buyers here since 2015, and the value we add usually lies in the properties we rule out rather than the ones we send.

In practice that means seeing things in person, knowing which urbanisations carry community issues or unresolved legal matters, and being straight about what a property is likely to be worth in five years rather than what it is priced at today. We work alongside independent lawyers, surveyors and tax advisers, and we would rather lose a sale than place someone in the wrong house.

Frequently Asked Questions About Buying Property in Marbella

Can foreigners buy property in Spain?

Yes. There is no restriction on non-residents owning property in Spain, and buyers from outside the EU hold the same ownership rights as Spanish nationals. You will need an NIE, the foreigner identification number, and a Spanish bank account, both straightforward and arranged alongside the purchase. What does differ for non-residents is the tax treatment afterwards, so it is worth taking advice on ownership structure before you sign rather than after.

What does it cost to buy a property in Marbella?

Beyond the purchase price, budget roughly ten to twelve percent for transaction costs. That covers transfer tax on a resale, or VAT and stamp duty on a new-build, together with notary fees, land registry fees and legal representation. Rates differ between new-build and resale and are set regionally, so confirm current figures with your lawyer before committing. Mortgage arrangement costs sit on top if you are borrowing.

Which areas of the Costa del Sol should I be looking at?

It depends what the property is for. Buyers who want prestige and proximity to Marbella tend to settle on the Golden Mile or Sierra Blanca. Families and golfers gravitate towards Nueva Andalucía and the Golf Valley. Benahavís offers space and privacy inland, while Estepona and the New Golden Mile bring newer stock and better value per metre. Most buyers change their mind at least once after seeing two or three areas in person, which is why we suggest viewing across areas before narrowing down.

How long does buying a property in Spain take?

From accepted offer to completion, six to ten weeks is normal for a straightforward resale, and it can move faster where no mortgage is involved. A reservation agreement takes the property off the market while your lawyer carries out due diligence, a private purchase contract follows, and completion takes place before a notary. Off-plan runs to a different timetable, since completion follows construction.
