The place

A resort that was laid out around three golf courses

Los Flamingos is the golf resort on the first slope of Benahavís, above the coast road and the village of Cancelada, with the sea in front of it and the Serranía de Ronda behind. It is reached off the coast road rather than from any town, which is why it feels like a place of its own rather than a neighbourhood of one.

Three courses run through it. The municipal count gives them fifty four holes between them, in a municipality the town’s own tourist board says is second only to Marbella in Spain for the number of golf courses it holds. The golf is not an amenity attached to the housing here. It is the thing the housing was arranged around.

It climbs, and the climb matters. The ground runs from about thirty metres by the water at the bottom of the first course to about a hundred and seventy on the top shoulder, and the two ends are not the same purchase. Most of the disappointment here comes from buyers who priced the view and viewed the fairway, or the other way about.

Up the slope, from the coast road to the hills

The resort read the way it is driven, from the coast at Cancelada up towards the Serranía rather than along the shore. Los Flamingos is the ground between the arroyo on the west and the El Paraíso hillside on the east, wholly inside Benahavís although the coast below it is Estepona.

How it came to be

An old Benahavís name, and three courses in eight years

Benahavís sits between the sierra and the sea, and it was fortified long before it was built on. The town hall’s own record describes a set of watchtowers of Andalusí origin, raised between the tenth and the thirteenth centuries to protect the Castillo de Montemayor, a caliphal fortress of the tenth century, with several of those towers still carried on the municipal coat of arms. Leonera, Daidín, Campanillas, Tramores and Esteril are the ones the ayuntamiento names.

Tramores is the name that matters on this hillside, because one of the three courses carries it. In the town hall’s account it was an independent fortified settlement documented from the fifteenth century, cited in the books of survey and division after the Christian conquest alongside Benahavís, Daidín and Montemayor, and counted through the sixteenth and seventeenth centuries as a village of equal legal standing with them. It was progressively abandoned in the eighteenth century and recorded as ruins in the nineteenth. The tower itself stands inland on private ground above the Guadalmina dam, so it is the name that is shared here and not the site.

The golf arrived at the very start of this century. The Catastro records the first course as a parcel of ninety thousand square metres in sports use, dated 2001, with the greens, tees, fairways and bunkers itemised on the register. The town hall describes what was built there: eighteen holes at par seventy one to a design by Antonio Garrido, crossed by the Arroyo del Taraje, which ends in a reservoir that closes the course at the first and the tenth. It says every hole is defined by its trees. Within a few years the course had twice been chosen for the European Seniors Match Play Championship.

Then it doubled, quickly. Alferini opened in 2007, one of the few par seventy threes on this coast, designed by Cristóbal Guerrero with four lakes in play and a fourteenth whose green is entirely ringed by water. The Catastro dates the third parcel, Tramores, to 2009. Eight years took this slope from farmland to fifty four holes, and in November 2022 the Ladies European Tour closed its season on Alferini, Caroline Hedwall winning the Andalucía Costa del Sol Open de España in a play-off.

Living here

A resort that stays open in February

The school run goes down to the coast road and then a few minutes either way. Colegio San José, a private bilingual school running from Infant through to the International Baccalaureate Diploma, has campuses at Estepona in one direction and Guadalmina in the other. Laude San Pedro International College, taking children from two and a half to eighteen, and Aloha College Marbella, founded in 1982 and among the first schools in Spain to offer the International Baccalaureate, are both about twenty minutes east. Benahavís runs its own primary school, the Colegio Público Daidín, up in the village.

Healthcare comes from three directions, which is unusual and useful. Benahavís runs its own health centre on Avenida Andalucía in the village, because this is your municipality rather than Estepona’s or Marbella’s. The Hospital de Alta Resolución de Estepona, a Servicio Andaluz de Salud centre working to the single visit model, has run a 24 hour emergency unit since July 2022 and is the nearest hospital. The private hospitals people actually use are east towards Marbella, and Helicópteros Sanitarios has run a 24 hour home doctor and ambulance service out of Puerto Banús since 1988.

Everything is a short drive and almost none of it is a walk. Cancelada and the beach below are about three and a half kilometres, so under ten minutes. San Pedro is about eleven kilometres and Puerto Banús about fourteen, both around twenty minutes. Benahavís village is nine kilometres up the road and Estepona about the same distance west. Gibraltar is roughly an hour and Málaga airport a little over one. There is no train, so a car is part of life here.

What the resort gives you that the coast below does not is height and quiet with golf in the middle of it. The ground climbs from about thirty metres at the bottom of the first course to about a hundred and seventy on the eastern shoulder, and that climb is the thing to understand before you view. Down by the water you are on the fairway and in the trees. Up on the shoulder you are looking over the whole of it to the sea.

Schools

Colegio San José at Estepona and Guadalmina, Infant to IB Diploma; Laude San Pedro and Aloha College about twenty minutes east; Benahavís runs its own primary school in the village.

Healthcare

Benahavís has its own health centre; the Hospital de Alta Resolución de Estepona has run 24 hour emergencies since July 2022; a 24 hour home doctor service works out of Puerto Banús.

Getting about

Under ten minutes to the beach at Cancelada, about twenty to San Pedro or Puerto Banús, a quarter of an hour to Benahavís village, an hour to Gibraltar. A car is part of life.

Two numbers both get called “the price” here, and they are kept apart. Registered sale prices are only published by postcode, and this postcode is 29679, which covers almost the whole of Benahavís: the village, both golf valleys and the estates in the hills above them. Read the deed figure as the municipality rather than as this resort. The asking prices are Los Flamingos’s own.

What buyers actually paid

Registered sale prices are only published by postcode, and postcode 29679 covers Los Flamingos together with the rest of the Benahavís hillside. So the deed figure below is for the whole district rather than for Los Flamingos alone. Across it, homes completed this year at a typical €4,529 per square metre. Houses went for €5,498 over an average 371 square metres, against €5,498 for a Benahavís house.

Read the two panels together and the lesson is the usual one: asking prices run over standing stock, which quietly accumulates every overpriced home that never sells, while deeds count only what traded. No official body publishes what is available to buy, only what has already sold, so this part comes from our own intelligence. Through our network memberships we see every resale property listed through an agency on this coast, which means we know both what is genuinely on the market in Los Flamingos and where the same home is being advertised more than once. This covers resale stock only, not new construction sold directly by developers.

The shape of what comes up for sale says the resort is still finishing itself. The largest share by a distance is a house on its own plot, on the ground above and beside the courses, with a solid block of apartments and penthouses in the low rise buildings arranged around the golf. What is unusual for an address of this age is how much bare land is on the market: plots are the third largest category here, ahead of penthouses, which is not something you see in an estate that has run out of room. If you want to build, this is one of the few addresses on this stretch where that is still an ordinary conversation.

What it costs to own

The figure nobody official publishes

Every buyer eventually asks what a house here costs to hold, and no public body answers it. We can, because we record it. Across the Los Flamingos listings that publish their running costs, the median annual IBI is €1,499 and the median community charge €3,600: together €5,099 a year before utilities, staff, pool and garden.

The split is the part worth reading. The community charge does roughly seventy per cent of the work, which is what a resort of gated communities with gardens, security and shared pools costs to keep. The tax is the smaller half, levied by Benahavís rather than Estepona on the Catastro’s value for the parcel underneath, which is one more reason to establish exactly which parcel a house sits on.

€5,099 a year puts this resort at the top of its own municipality’s golf addresses and below the coast beneath it. La Quinta runs at €4,125 on the same measure and La Alquería at €4,069, while the New Golden Mile below comes in at €6,455. That is a reason to have the number in front of you before you make an offer rather than after, and to ask what the charge buys in the specific community you are viewing.

Who buys here

Three buyers, and what Los Flamingos gives each of them

The year-round home.

Three courses and a clubhouse inside the gate, a public health centre in your own municipality, a school run of about twenty minutes in either direction and a working village at the bottom of the hill that keeps trading in February. The resort does not close when the season does.

The holiday home.

The beach below is about ten minutes and Puerto Banús about twenty, so the coast is close without being underneath you. For anyone who has owned on the seafront and found the summer noisy, the slope is usually the answer.

The long hold.

Fifty four holes of golf run through the middle of this resort and none of that ground is coming back for housing. What is still available is the slope around and above it, and there is a finite amount of it left.

Is Los Flamingos in Benahavís, Estepona or Marbella?

Benahavís, wholly. The Catastro carries Flamingos entries only in the Benahavís street register: neither Estepona’s nor Marbella’s returns any. The postcode is 29679, the Benahavís municipal one. That matters because the town hall that handles the licences and bills the IBI follows the parcel, and the coast immediately below the resort is Estepona.

How many golf courses are there at Los Flamingos?

Three, carrying fifty four holes between them on the municipal count: Flamingos, Alferini and Tramores. The Catastro dates the works on the Flamingos parcel to 2001 and on the Tramores parcel to 2009, and the Spanish golf federation gives 2007 for Alferini. Benahavís as a whole has twelve courses in eight clubs, which its own tourist board says makes it second in Spain only to Marbella.

Is Los Flamingos a gated community?

It is a resort of several separate gated communities with three golf courses running through the middle of it, rather than one single gated development. Gates, gardens, security and charges vary a good deal from one community to the next, and the villa ground above the courses is different again. Ask us about the specific community before you offer.

Nothing is wrong with that, but the name on a listing is not proof of anything, so we identify the parcel on the official register before you offer.
