Thera is the newest promotion at Australy and the developer labels it the second phase of the sector. It runs to 67 homes of two to four bedrooms, including three bedroom duplexes, on parcel PMZ9.4 on Calle Torrevigía beside Selwo park. Work has already started on site.

Prices open at €687,000 and run to €1,151,000, which makes Thera the broadest range of the three and the only one reaching over a million. Because it launched most recently it also carries the most choice, so the orientations and the floors that sell first are still available here.

The homes at Thera

Useful areas run from 97.41 m² to 154.81 m², with constructed areas from 154.25 m² to 287.20 m². The homes are designed to run right through the building rather than face one way, so the living space and the bedrooms sit on opposite sides and the flat ventilates across itself in summer.

Terraces are generous and most of them look at the sea. The three bedroom duplexes are the layout worth asking about early, because there are few of them and they tend to be the first thing a family buys in a scheme like this.

Australy sits at Torrevigía immediately north of Selwo park, with the A7 a few hundred metres away. The developer puts the beach at two kilometres and about three minutes by car, and the same road runs east to Puerto Banús and west to Sotogrande, so both ends of the coast are an easy drive rather than an expedition.

Thera occupies parcel PMZ9.4 on Calle Torrevigía, on the Selwo side of the sector, which is the part with the open aspect south towards the water. Being the newest release it also sits closest to the sector infrastructure that has already been finished.

What is around Australy

The sector is not isolated, which is the part a render never shows. Selwo Aventura sits immediately alongside it, the golf at Atalaya, El Paraíso and the three courses at Villa Padierna is a short drive, and the New Golden Mile already carries the international schools and the private healthcare that make moving a family here workable rather than theoretical.

Every promotion at Australy shares one Casa Club, and it is a genuinely large amenity rather than a pool and a treadmill. Spreading it across more than 1,400 homes rather than across the sixty or seventy in a single building is what makes that possible, because a block on its own cannot fund a spa and then staff it. Owners in the earlier promotions take the benefit of the later ones paying in.

Buying off plan at Thera

There are two details worth settling early and both work in your favour once you have them. The first is the bank guarantee on your staged payments, which Spanish law requires of the developer and which the developer issues as a matter of course, so ask for the certificate and keep it with your contract. The second is the delivery date in writing, because Australy is built out in stages and the promotion you buy into sets your date rather than the neighbourhood as a whole.

Thera is the earliest of the three, so the delivery date is the thing to get in writing and the bank guarantee is the thing to file. In return you are choosing from a full release rather than what is left, which is the advantage of arriving at the start of a phase rather than the end of one.
