The numbers

What it costs to sell property in Marbella

Nobody enjoys this part, so here it is plainly rather than buried in a follow up email.

Beyond the agency fee there are four things to plan for. The plusvalía municipal is levied by the town hall on the increase in land value since you acquired the property. Notary and land registry costs are modest but real. Capital gains tax applies to the profit.

If you are not resident in Spain, the buyer is legally obliged to withhold three per cent of the sale price and pay it directly to the tax authority against your eventual liability. That is not an optional deduction and it is not negotiable between the parties.
