Sales Performance

Marbella recorded 2,524 home sales in the first half of 2024, marking a 10% increase compared to the same period in 2023. This figure is also 19% above the ten-year average, positioning it as the third-best half-year performance on record. The surge in transactions underscores Marbella’s enduring appeal in the real estate market. A third best half year on record is a meaningful benchmark given how many strong cycles the city has already been through, and it points to demand that has broadened rather than simply held steady.

Price Trends

The upward trajectory in sales was accompanied by significant price increases. Asking prices in Marbella rose by 13.7% between June 2023 and June 2024, reaching an average of €4,812 per square meter. This represents more than double the average asking price per square meter from a decade ago. That pace of appreciation reflects both genuine scarcity of well located land and a structural shift in the type of buyer active in Marbella, with more purchasers now comparing the city directly against other established prime markets in Europe rather than treating it purely as a holiday destination.

Luxury Market Dynamics

The luxury segment of Marbella’s property market witnessed remarkable activity. Developments such as the UNO urbanization, featuring apartments and villas priced up to €10 million, sold out entirely before construction commenced. Similarly, properties promoted by Sierra Blanca and designed by Dolce & Gabbana experienced swift sales. This heightened demand is largely driven by international buyers from the United Arab Emirates, United Kingdom, Netherlands, and Poland, among others. Off plan sell outs of this kind are a useful signal in their own right, since they show developers and buyers pricing in future scarcity rather than reacting to current supply.

Regional Comparisons

Within the Costa del Sol’s “Golden Triangle” (comprising Marbella, Estepona, and Benahavís), Marbella led the luxury housing revival. In the first quarter of 2024, sales in this area increased by 5.4% compared to the second half of 2023 and saw a year-on-year rise of 3.16%. This sustained growth reflects the region’s robust demand for high-end properties. Estepona and Benahavís have both narrowed the gap with Marbella in recent years, but the data still shows Marbella capturing the largest share of luxury transactions within the Golden Triangle, reinforcing its position as the benchmark market for the wider Costa del Sol.

Taken together, these figures point to a market that grew broadly across volume, price, and the luxury segment simultaneously in 2024, rather than one being driven by a single factor. For buyers weighing when to enter the market, that breadth of growth is often a more reliable signal than any single quarter’s headline number.

Early data from 2025 suggests the pattern established in 2024 has largely continued, with international demand remaining the primary driver of both transaction volumes and price growth across Marbella’s prime and ultra-prime segments.

For anyone tracking the Marbella market rather than a single transaction, the value of a year like 2024 is in the combination of signals it produced: rising volumes, rising prices, and a luxury segment selling out ahead of completion. Any one of those on its own could be dismissed as a temporary spike. Together, they describe a market moving through a genuine growth cycle rather than a short-lived rebound built on one or two standout deals.
