What you can buy in Marbella and the Costa del Sol
The market here is broader than its reputation suggests. At the top sit the hillside villas of Sierra Blanca, La Zagaleta and Cascada de Camoján, large private plots with mature gardens and, in most cases, a view that runs from Gibraltar to the coast of Africa. Below them, the Golden Mile and Puente Romano hold apartments and penthouses in some of the most established communities on the coast, while Nueva Andalucía and the golf valley offer townhouses and villas at a range of prices that surprises most first-time buyers.
Estepona and Benahavís widen the field again: contemporary villas above the coast road, gated communities around the golf courses, and beachside apartments in the New Golden Mile. Where to buy on the Costa del Sol
Location decides value here more than anywhere else we work. The same square metre costs three times as much on the Golden Mile as it does twenty minutes inland, and the difference is not vanity: it is the sea, the schools, the drive to Málaga airport and the neighbours you will have. How we work with buyers
Most of our clients are international and buying from a distance, so the work starts long before a viewing. We check the cadastral and registry position of anything you shortlist, the planning status of the plot, the community fees and running costs, and what the local market has actually been doing rather than what it is said to be doing. Questions buyers ask us
Can foreigners buy property in Spain?
Yes, without restriction. You need an NIE, a Spanish tax number, and a Spanish bank account for the completion funds. Both take a few weeks to arrange and we handle them as part of the process.
What does it cost to buy a property in Marbella?
Allow roughly 10 to 12 percent on top of the price for a resale purchase: transfer tax at 7 percent in Andalucía, notary and registry fees, and legal fees. New build carries VAT at 10 percent plus stamp duty instead of transfer tax.
Which areas should I be looking at?
That depends on whether you want to walk to the beach, the golf, or the town, and on whether privacy or convenience matters more. The area guides above set out each community honestly, and a short call with us usually narrows the coast to two or three places worth viewing.
How long does buying a property in Spain take?
From an accepted offer to completion, typically six to ten weeks for a resale property with clean paperwork. The reservation contract takes the property off the market within days; the private purchase contract and deposit follow inside two to three weeks; completion at the notary follows once the bank and lawyers are ready.
