Marbella Urban Development | Marbella is entering a new phase of expansion, with plans approved to unlock a significant urban development that will bring nearly 2,800 new homes alongside a luxury five-star hotel.

This is not just another project. It signals a broader shift in how the city is evolving, moving from constrained supply to a more structured, forward-planned growth model aligned with the new urban framework.

For years, Marbella has faced a supply bottleneck, particularly in the mid to high-end residential segment.

This new development pipeline changes that narrative. The scale alone, close to 2,800 homes, introduces meaningful volume into a market that has been heavily undersupplied.

At the same time, the inclusion of a five-star hotel reinforces Marbella’s positioning at the top end of the European lifestyle and hospitality market.The development is being led by Golf Reserva de Marbella S.A., part of the Peñarroya Group, a well-established name on the Costa del Sol with existing operational assets and long-term involvement in the region.

The group is already behind projects such as the Holiday World resort and manages multiple residential and hotel developments stretching from Benalmádena through to Marbella, including La Reserva de Marbella.

This is not a new entrant testing the market. It is a developer with existing infrastructure, operational experience, and a clear footprint along the coastline.

That level of backing materially changes how this project should be viewed.

In practical terms, this level of development brings three immediate impacts.
