Where it’s rising in Marbella

Banderas’ new home is taking shape in Los Monteros, one of Marbella’s most private beachfront enclaves on Playa del Alicate. The area is known for its golden sand, quiet elegance and discreet celebrity homes. The public wooden boardwalk offers a fleeting glimpse of the construction site. The entrance gate still carries a trace of the past – the inscription “Mi Gaviota” – but the new wall now bears the name “Mi Calle.”

The design and features of Banderas’ new house

The new Antonio Banderas Marbella mansion departs from the traditional Andalusian architecture once typical of Los Monteros. The design leans contemporary, minimalist and international in feel – closer to his London home than the Mediterranean villas of the 1990s. Spanning around 500 m² across three floors, the home features open-plan interiors, floor-to-ceiling glass walls, and broad sea-facing terraces to maximise natural light and ocean views.

Reported highlights include an infinity pool overlooking the beach, a grand entertaining area designed for up to 1,200 guests, and a concealed basement panic room with enhanced security systems. The overall aesthetic is understated luxury: clean geometry, natural stone, pale timber, and an emphasis on the sea as the main feature.

Build status and realistic timeline

After the demolition of the original property ‘La Gaviota’ in 2024, construction on the new mansion began with core structural pillars and foundations visible by mid-2025. Local contractors describe the project as complex due to its beachfront position and engineering demands. Completion is unlikely before late 2026 or early 2027, as strict environmental regulations and coastal planning oversight add layers of review to every stage.

Who’s behind the project

The design team includes Pedro Peña, Banderas’ trusted interior designer known for his balanced, lived-in luxury. Peña previously collaborated with the actor on his Málaga projects, blending craftsmanship with contemporary flow. Building materials come from Ladrillos Suspiro del Moro, while La Cuveña oversees site execution. The architectural brief is clear: stay within Marbella’s strict planning rules and harmonise with surrounding homes without losing the project’s individuality.

The planning picture explained

This plot carries a turbulent planning history. The original villa was built in 1995 under a licence later annulled after conflicts with Spain’s Coastal Law (Ley de Costas) and Marbella’s urban development plan (PGOU). Following lengthy litigation, demolition was ordered, and ‘La Gaviota’ was levelled in 2024.

Under the reinstated 1986 PGOU, the site technically falls within land reserved for public sanitation infrastructure, the same classification affecting around 16,500 properties across Marbella. The new home is therefore proceeding under close legal and technical scrutiny. To comply, the project mirrors the permitted scale and alignment of neighbouring villas while avoiding any zoning breaches. Insiders say the property might ultimately be sold once all planning aspects are resolved.

Lifestyle and society notes

Antonio Banderas continues to divide his time between Málaga, London and the United States, returning to Marbella mainly for key summer events and philanthropic appearances such as the Sierra Blanca Foundation gala. The new property’s transition from “La Gaviota” to “Mi Calle” marks a personal and symbolic shift for the actor—one moving beyond the era of homes tied to his marriage with Melanie Griffith, and into a more private, refined lifestyle anchored in his Andalusian roots.
